Hi Vince,
BMR units are great opportunity's for a certain part of the population. You will not get real property appriciation . Every city has their own stipulations RE: BMR Buyer's. Because of this , when you go to sell, you are very limited on your Buying population.
I had a BMR unit listed in Dublin this last year. My Seller, could not sell this unit. She was way under water,because property prices dropped on the Full market value condo's in her unit. She could not get Buyer's interested in her unit. This is just one case, but something you need to know before you purchase a BMR.
Once you do sell a BMR, you should be free and clear to buy what ever you would like. Feel free to contact me if you would like my help, or need a few more questions asked.

If your are a former Realtor, you should be aware that it could be hard to find an expert in this broad area that your are canvassing.
Here's my pitch. I work for Alain Pinel Realtors. While we only have offices in the Greater Bay Area, we have 1200 agents and are ranked 7th in the enitire country for 2007 Sales Volume. We have offices in all of the cities you have mentioned.We are know for having great Technology for our agents. I personally work the Tri-VAlley area ( Walnut Creek, San Ramon, Danville, Dublin, Pleasanton etc,) I was born in San Francisco, grew up in Marin and Palo Alto, I have also lived in SF, Oakland, Menlo Park , Redwood City and last Pleasanton.

You have received some great responses for your impending move. I work out in Pleasanton, which has been mentioned a few times.I was born and raised in the Bay Area. I have lived in Palo Alto, San Francisc, Oakland, Redwood City and finally Pleasanton . so, I feel confident when saying that "I really do know the different areas of the San Francisco Bay Area"
Pleasanton weather will be some what similar to the weather you are use to. The summer high's can reach 105. Which makes great balmy evenings. The city has about 66,000 residents, We have the most charming downtown,great restaurants,fun shops.We have more Parades than any other city in the Bay Area .Pleasanton is known for having one of the best city recreational programs in the Bay Area, and Top schools. We have 3 Junior Highs, funneling into 2 Award winning High Schools. I have three children 7,11,& 14 , and I do not have to get in the car to take any of my children to school.
The Bart comes out to Pleasanton and Dublin , it is a 45 minute ride to dowtown SF. We are 20 minutes to SJ and Oakland airports
Pleasanton has held up strong compared to many other areas in the Bay, regarding homes prices. But, we have dropped at least 10-20% in the last 2 years. This is providing a fantastic opportunity to purchase homes in Pleasanton in the 600- 700 price range. You could easily find a home that needs a little TLC in your price range.

Advice on Areas Around San Francisco?

I work out in the Tri-Valley, Dublin, Pleasanton,and Danville.Area. This area is a very family orienteed area, with many options for Townhomes and Condos.The schools are fantastic, and it is centrally located in the Bay Area.You can find some great places in that price range.Beautiful new Condos in Dublin are under 500,000 right now. The schools are all really high scoring, great quality Public Schools. The Bart System runs through Pleasanton and Dublin, great option for those commutes. I was born in San Francisco, and have lived all over the Bay Area, know the areas very well.
