Dear Nathaniel,
The market value depends on what neighborhood you live in. We can't generalize. When someone asks what's the market like in Los Angeles, there are certain areas that have gone up and others that have gone down. We can't lump them all together. So if you've read that home prices are at 2004 levels, you'll want to check what neighborhood that statistic actually relates to. You may find that the Hollywood Hills and Hancock Park areas are less affected than other areas. If I can help you in a more specific way, feel free to contact me.

I agree with Karen. If you want something that will fly off the shelf, you want to be well under the most recent comp. I'm assuming in your complex you have similar floorplans, so your agent will want to account for all of the similarities and all of the differences between your place and the property that just sold. It's true that the market has been declining, but remember, we're at the best time of the year to sell. Summer brings buyers and with great interest rates available, people want to get in before school starts. Find an agent that will work hard for you as well as someone who will price it right. In my opinion, price, condition, and the agent you choose will decide how successful and how quickly your property will sell. If you need more help, feel free to call me or email me. Los Angeles is a huge area. It depends, but if you want to be close to downtown, I absolutely love the areas of Silver Lake, Echo Park and Mt. Washington. There are also pockets of Highland Park that are up and coming. It's a great community with art walks, street festivals and rapidly improving schools. Another great and up and coming area is Highland Park. There are more desirable pockets and you'll want someone to guide you. There are street festivals and art walks and the school system is improving, which always helps home values. I love the areas of Silver Lake (although probably too pricey), Highland Park, and Echo Park. I'd love to help. Give me a call. - Wed May 28 2008, 18:00
