Hello Mark,
I am a Realtor and I live plus specialize in the Lake Travis area. I have two children 5 and 6 and a step daughter who just graduated but went to elementary, middle and high all in the Lake Travis School District. My step daughter has dyslexia and I can not say enough good things about what the school did for her. I have been very impressed and feel very fortunate to have my children in the LTISD. The zip codes I would look in are 78738 and 78734. Eanes school district (78746) has good reports but I choose Lakeway because of the community and the amenities it offers. You have a small community feel with the benefits of a big city just 30-40mins away. Lakeway Texas specailists HELP!

Good Morning Aaron,

The Hills of Lakeway has and will always be slower than other areas. The first and most obvious reason is because it is a gated community with a 24 guard at gate and they do not let potential buyers come in and drive around to look at homes. Then there are the sign limitations where it is not real obvious your home is for sale. And last the price point. Since The Hills is in an area where the homes are a more than let’s say south Austin the number of individuals who can afford these homes goes down. In other words there are a lot more buyers who can afford a $200,000 in comparison to those who can afford a $500,000 home. On another note this area is very appealing to many individuals and home buyers. Below is a link and it will answer your question about the trend and days on market. Please note there are two pages with details and these details include all sales and all price points for the Hills. If you would like to send me more criteria I.E. the price range, # of beds/baths, SqFt and so on, I would be glad to compose another more accurate report and send it your way. There is so much more to selling a house than just slapping a lockbox on the door and sticking a sign in the yard.
For my selling clients I offer a moving up program. When you sell your home and buy your next home back to back using me I offer a nice rebate at the close of the second home. Since the seller is the one that pays the Brokers commissions you end up saving on the selling side.
I just represented a couple and offered this rebate. When it came down to them saving on the 6% they gave me the entire 6% because they were able to see how hard I worked for them and they were please with what I was able to get for them and their bottom line.
Now keep in mind that was the first time that had ever happened and I dont expect that to happen again but that is just an example of what Realtors bring to the table.

I understand the 6% is a lot to swallow. We own an apartment complex in Marble Falls and would like to sell it. I have been struggling with paying an agent a commission when I am a licensed Realtor in Texas and know more about this property than anyone I know. But because I do not know the area nor am I am member of the board we are co-Brokering the property with a Broker from there. Not too mention the legal liability. It is so important to be in good hands to insure mistakes that can cost a lot more than $16,500 dont happen.

Your home is the only investment you can make up to $500,000 (married couple) and not pay a penny in taxes. You should protect it and be well represented when selling.

Andy Hemple with Prestige Custom Homes has a remodeling division. He has been around for a long time and has a very good reputation. I would suggest him. I represent several custom home builders but because of his remodeling division he would be the best match for this project.
