No in most cases. Sometimes way above value, sometimes way below value. Sometimes can swing from below to above or back in one year. Remember the tax appraiser has likely never seen the house. They're doing mass appraisals for taxes, not really trying to figure out exact sales prices for homes. Your realtor can likely give you a better estimate of value. - Yesterday, 17:22

Sorry to hear about your problems. Flat fee or not your agent should be going to bat for you. It is my understanding they can't give up on their basic duties to you even if they have reduced their commission. Of course you may need an attorney to tackle that as well. I don't know of any flat fee attorney around here especially on an issue like that. I would think you would want a board certified real estate attorney as well. You can get referral service from

1. Negotiate down, based on the letter.
2. Go back to the lender to see if you can get more.

If you just bought the house, the contract is the best evidence. Just take them the contract. Normally what I see is they will adjust it for at least a year at the contract price. - Thu May 15 2008, 10:50

Tough question. Each school is really different and the services they provide are really different. You might want to check out
http://www.txgifted.org/associations/6225/files/Parent%20Aff… . It could really depend on their ages, strengths, etc. I'd suggest networking with the parents a little and see what you think works best for your children. I'd think Coppell might be a good fit as a first shot.
