About Me
As a native North Carolinian, I grew up with a "Go to the Beach" mentality. In high school, many of my friends had places all up and down the beaches from Wilmington to Myrtle Beach. I loved coming to the beach in the summer. After I graduated from Western Carolina University and I started teaching school, I could only come in the summer but I came as often as I could...even in the winter. I bought my first investment property in 1985. It was nothing fancy but I bought a lot for $6,000 and bought an old mobile home for $5,000, remodeled it, and pulled it to the beach. The property was sold three years later for a profit. I have continued to buy & sell, even in today's market. When I retired and moved to the beach permanently, I went to work with Coldwell Banker. It gave me a chance to use my experiences in investing to assist other people. I know the area, and I try to help my clients find the best property within their price range. My clients have said that I gave service above and beyond any agent that they have worked with in the past. You will find that I am friendly and professional, and I am licensed in NC/SC so I can assist in a home purchase in the coastal area.

The beaches are international in population so I am not aware of any issues with incoming legal immigrants or visitors. As for safety and schools, you can go to New Hanover (county) website which contains all sorts of information, and the Wilmington Chamber of Commerce will also make a good place to search for answers to you questions. The main issue I see in Wilmington is still traffic problems. I sell real estate in Brunswick/Horry county. Occasionally, I have a house closing in Wilmington. I avoid Fridays, early morning and five o'clock times because of snarled traffic. The community leaders are working on improving traffic flow; it takes time; however, It is a beautiful community surrounded by water. Most issues occur in the summer. Erica, they want to be in the middle of the area where they can walk to restaurants, etc. In college, they stayed in Cameron Court and they want to be in that area. We are a family of investors so they are looking for a fixer. We know that there are new condos being build in downtown area;however, my concern is the possibility of overbuilding. That is why I need an expert. They will want to stay below 175,000. Is that possible in that area? - Wed Aug 27 2008, 08:52

Another option, would be to explain to landlord your issues up front and put up two-three months' deposit. I have done that in the past with tenants when their credit issues seemed understandable, and they were excellent tenants. I also gave them a credit each month for paying on time and taking care of the property. Many of my tenants bought their houses when I was ready to sell. I explained to the lender where their down payment came from and it was acceptable...just an option. - Sun Aug 17 2008, 11:45
