I have over 18 years combined experience in the real estate industry. I am currently and have been a top producer in my office. I have won numerous awards in my office from being #1 for the first quarter for listings and #1 for sales. I specialize from first time home buyers to luxury homes. I have my bachelor's degree in Liberal Studies from Cal State San Bernardino. I am also an Accredited Staging Professional so I know how to position furniture and other items in your house to make it stand out like a star. You have only 10 seconds to make that first impression! I also have my GRI which means I am a Graduate of the Real Estate Institute which not all agents are! On a more personal note, I have a son serving in the US Navy he is a fire controlman. Right now, he is somewhere on the way to Iraq. He is 22 years old and going to be a dad for the first time. He will unfortunately, not be here for the birth of his first baby. My daughter-in-law is in the Navy as well. All of the service men and women sacrifice so much for everyone. Even if you do not agree with the war, I feel it is important to support our troops who sacrifice so much for us. I have 2 horses, and ride as often as I can (great stress reducer!)...and their names are Snicker Doodles (she is a miniature horse) and Bella (she is a Tennessee Walker). I love my horses and we have such great bonds! I also have 2 dogs, Coco (Chocolate Lab) and Casey (a mixed breed that we rescued from the humane society). She has turned out to be the best dog we have ever had! I think she is very grateful to have us! We are grateful to have her too. All of my animals are my kids as well.

We love to travel as well, but have not done much this year. We have been visiting family because family is so very important.

Pat,

Did you put in a back up offer? I do not understand why the listing agent did not call the bank first to see if these buyers really were pre-qualified etc. I always call the banks and talk to the lender about what program a buyer has and ask their FICO scores etc. If the buyers cannot get financed then typically, it all depends on how long the bank gave them to remove their contingencies. Typically, it is 17 days to remove contingencies after escrow has been opened. The contingencies would include, appraisal, loan approval and inspections. So, it sounds like the bank gave these buyers a full 17 days. I would ask your realtor to talk to the listing agent and find out how long their contingency period was for. These buyers could be trying to obtain financing from another lender, so since the bank accepted their offer, they need to give them the chance to see if things can work out.
I know it is frustrating, but hopefully it will work out for you. Maybe you will end up getting this house after all if they cannot obtain financing! Then it really was meant to be!

Michael,
You should be able to ask for seller concessions now especially since it is a buyer's market. However, you need to ask yourself, how much you really like the house or really want the house as well. There could be a better offer coming in and you could lose out.

I always tell my clients my opinion and then they need to take it from there because if for some reason they do not end up getting the house, then, I do not want them mad at me. They are fully capable of making their own decisions once advised. After all, it is their money!

I would do what you feel you should, but always remember, the more you ask for, someone else could be asking for less and outbid you on a property. So, it all depends once again on how badly you want this house!

How is Alta Loma, 91701? I am a single mother with young child

I live in Alta Loma and love it here! I actually even have horses in my back yard! I noticed you put your question under crime and safety. I do think this is one of the safest places to live. I love it here!
If you really want to double check, I would advise you to contact the Rancho Cucamonga Police Department. Alta Loma is part of Rancho Cucamonga, just so you know!

The schools are great here as well, especially Stork Elementary for your child!
