Hi...I'm a licensed real estate agent with Coldwell Banker in Bergen County, Franklin Lakes, NJ, and have been a Realtor since 1998 in NY, initally with Prudential, and in 2001 moved to NJ. Hi Angela,

Saddle Brook is very nice town, conveniently located in the NY/NJ Metro area, about 18 miles from New York City. It has some nicely maintained and manicured neighborhoods, pretty park areas for relaxing and exercising, and is convenient to major shopping, great restaurants, plentiful local services, good schools, and major thoroughfares, with city transportation. Keep in mind that many areas in Saddle Brook, along the river, may flood during heavy storms. Work with an agent you can rely on to proceed with care and caution on your behalf. A couple from Manhattan recently purchased a home through me that I had listed in Saddle Brook and chose it for all of the aforementioned benefits...and they have been very happy with their selection of Saddle Brook and the neighborhood. I appreciate Marc's comments and want to add one additional note. It's important that we report facts in addressing and answering the questions. Business Week Magazine sited Oakland, NJ in the "Top 50 Places to Raise Kids" and in checking the latest Best Places to Live by Money Magazine, found several NJ towns in the top 100, such as Montville, River Vale, Hillsborough, etc., although I think Oakland is a great place to live, but didn't make Money's list. http://www.Money.com

More information is definitely needed as to what you'd like to accomplish. I live in tOakland and my property extends into the Ramapo River basin with a bit of wetlands on the fringes. The DEP is very rigid and protective of any wetlands, as they should be, and will not allow you to disturb any wetlands. What specifically are you looking to do?...re-landscape in areas involving wetlands, building structures or covering the ground with impervious coverage, extend a footprint on an existing structure, or just remodel within the footprint of an existing structure? The state, county, and local boroughs monitor this area very closely to insure compliance with the laws and regulations. The local building department of the borough the land falls within will be most helpful in assisting you with your questions and they also work closely with the DEP or DEC. It's definitely 35 minutes in rush hour whether you take I-287 south to Route 80 or exit earlier on Rt 23 south through Verona or take Rt 46 west near Rt 80. The second route on Rt 23 south is the most direct and may consume less fuel, depending on your exact destination. - Sat Apr 26 2008, 13:33

I live in Ramapo River Reserve. Another alternative is the 1 hour express bus that leaves the rear of tthe CopperTree Shopping Center in the village of Oakland, about 5 minutes from this great neighborhood, at 7:00 a.m. and returns from Manhattan at 5:30 p.m.. This is the center where you'll find Staples, Zeytinia Foods, and the Regional Motor Vehicle Bureau. Other trains that may be more convenient than Ridgewood would be Ramsey, Glen Rock, and Fairlawn- all reachable in about 15 minutes from Ramapo River Reserve.
