Our business is primarily in the vacation or Holiday homes for sale in Central Florida, Disney area in and around Orlando, Kissimmee, Davenport, Clermont and Haines City. Would you like a gated, golfing or a resort community with tons of amenities without leaving your neighborhood? Each community around the Disney area offer different amenities within that community. My goal is to find the right fit for you.

Hello Richard,

When you view homes that you, are wishing to purchase, and are zoned for short term rentals, check who is the company managing the house or townhome at that time.
This will give you a good idea on how they keep the property maintained.

Also, you can go to

and search by community to ask owners what management companies they use and get feedback from them.

Most times you can get a good list of management companies from your Realtor.

Questions to ask..
Does your company take care of lawns and trees, pools, pest control, cleaning services and general maintenance?
How do you market my vacation home?
Do you have a rental calendar that I can view my homes rentals?
Am I able to use my home at anytime I wish?
Am I able to put renters in my vacation home addition to yours?

Hello Buyer,

The bank has to pass on to you a free and clear title of the home at closing.
This means they will have to pay any and all back taxes, homeowners association fees, liens on the property, etc.

What would the reason be to put 2nd home in company name?

Most of the people I work with buy properties to rent out to vacationers.
For some it's to keep the records and expenditures together just for investment properties.

We don't have the north winds that your country gets.
And people wonder why when they see pictures of the english countryside everything is so green! ^_^


Sometimes you can find bank owned holiday homes with some furnishings, but it is rare.
I think some of the banks are starting to catch on that if the furnishings are in good condition, they can get a little more for the home if they leave them intact. Was the bedding in good condition?

I will send you an e-mail of a few companies that sell pool tables, etc.

Hello Dave,

I hope you are having a great start to your weekend.
Your home being south facing with covered lanai is more of a preference than a price adjustment.
There is no real of thumb that says a home with a south facing pool is worth x amount more.

Now that being said, you have a lot of things going for you with your new home.
You are located in a manned-gated resort community. You have a south facing pool, covered lanai.
Games Room? Videos and video games for the kids?

When you came to view homes, what was on your list?
South facing, private pool, covered lanai, master on the first floor, minutes to Disney?

After you have had your home for while and decide to sell it, these will be the same things
that other people are looking for in their new Holiday home.
Will they pay more for a south facing, maybe maybe not, but if they are looking for a 7 bedroom home with a south facing pool, yours might be on thier list.

There are many variables to this question.
What is the age of the house, who is the utility company, does it have a pool, ceiling fans, are the central heat and air units well maintained,etc.
In Florida most of the heating and cooling is central heat and air done by electircity. AC unit outside the house and the heating in the attic or 2nd floor.
