I was born and raised on the North Shore Long Island. Since graduating from Albany Law School in 1991 , I have been living and working in the Huntington area. My husband and I are avid boaters and feel Long Island is a wonderful place to raise a family!

how many homes sold?

Hi Mary,

There were some discrepancies in the figures you were given.. I wanted you to know that my figures were based on homes that went under contract from 9/18/08 until today in the township of Huntington. I did not limit it to Melville nor did I restrict my data by school district. If you would like a more specific area, ie. Melville SD#13, I would be glad to provide you with those numbers.

Hi Mary,

139 homes went under contract in the last 2 months in our area. The good news is that homes are selling! You need to evaluate if everything is being done to market your home including internet exposure, pricing, access to the home by potential prospects, etc.

Homes that are priced appropriately and marketed correctly sell in 60- 90 days. If you would like to get comps near Berg Ave. You can go on our new mlssite and they will give you recent sales. For a more detailed price you will need to have an agent in to see what featuresthe home has compared to the other sales.

How is it a deal?

A deal to me is a home priced below market value. A home priced at $500,000 in a million dollar neighborhood is a deal.

A foreclosure may or may not be a deal.

Huntington Beach and Centerport are fantastic areas to live. We have some of the best beaches and schools on Long Island.

I disagree with other posts on this thread because homes in Centerport and Huntington Beach are not appreciating. They have fallen 20% of the high of 2005 and are not expected to recover anytime soon. If you would like recent articles, I would be glad to send them directly to you.

Nevertheless, it is the best time to buy a house. Interest rates are extremely low. My customer got a 5.75% yesterday for a 30 year fixed. - Wed Sep 17 2008, 12:20

Homes in Huntington usually sell between 1-5% off the listing price. I know it is hard to believe in this buyer's market that there are actually bidding wars but when a home is priced well this often happens.
