About Me
I'm the Broker of Record for Marivic GMAC Real Estate or Marivic Realty whichever you prefer. I started this brokerage after working for several others, learning the areas they were just lacking from the agents prospective as well as the clients.

I'm an observer of human nature and behavior, prefer L..I..S..T..E...N..I...N...G... .... ... ....
Sorry but a big pet peeve of mine is thinking you can learn how to serve the best interest of your clients by listening opposed to assuming due to habit.

My office policy is that customer satisfaction comes first above all else.
An agent not servicing the needs of the client gets a new agent assigned to work with them, problem solved. Customer satisfaction shouldn’t be that difficult.

Agents need a lot of training but many never get training on the basics. Learning on the job can be a valuable experience however it should not be unsupervised or done so at the expense of the client.

Much like a house, you cannot build anything of value on a week foundation. I believe the same true when it comes to building successful knowledgeable real estate sales force. We try to be careful when selecting agents whom affiliate themselves with our agency by interviewing them. If you don't have ethics now, you won't learn them later! Another important virtue our agents must possess.

Agents that work for me and dedicate themselves to work full time will get the best training available and it is ongoing... You are NEVER too old to learn, if you think you know it all... ;-)

Notice: I can be a but sarcastic at times ;-) and know my personality is an acquired taste but one thing I can promise is my clients will get an honest, trustworthy, knowledgeable, diligent realtor.

A properly trained and conditioned real estate agent can be traced through satisfied clients and we have some of the best trained agents in the industry.

BTW.
Never Trust a real estate agent whose claim to fame is: I've been an agent for "X" amount of years, period!
That is a sign of arrogance and perhaps a touch of being lazy not trying to wow every client they come across.

It is very common to come across agents especially those who've been agents for a long time who are braggarts, discourage newer agents starting out, have negative attitudes, have an "entitlement" attitude toward their clients and some of which can be compared to the sleazy used car salesman stereotype. I'm trying to ensure my office doesn't house these kinds of agents. I'll just give them their walking papers. It doesn't take long for a bad apple to ruin the crop!

Just out of curiousity I wonder what your reference check and screening process entails? Care to share?

Without knowing where you are I can "refer" you to an experienced realtor in your area no matter where in the world you are through my referral agent database of agency referral directors, I'll call one and ask for an agent to be assigned to assist you which meet your needs best.

Example: Speaks a certain language, specializes in new construction, condos or whatever it is you are looking for or looking to sell and in the area you are looking for assistance, works full time and is experienced. If I ask for them to assign one of their best agents, they will.

Either way none of this answers the original question you asked.

The only way to find the answer would be "if" the agent or agency tracks client satisfaction.

As far as I'm aware and one of the reasons we are a GMAC Real Estate company is because they are the only one which "requires" ALL of their agencies and agents clients to be surveyed by an independent 3rd party, giving their past clients a chance to grade their performance.

Clioblue, without that data available its up to you to take their word for it, listen to or read a recommendation from one or two of their favorite past clients the realtor will allow you to question or review. Even agents and brokerages that do participate in some sort of survey can be skewed depending if ALL their clients had the opportunity to rate or just a select few.

I would suggest interviewing your agent and not how comfortable they are speaking with you, ask how long they have been a licensed agent, are they full or part time agents, do they work "primarily" with buyers or sellers or both about the same which can be a loaded question in itself.

Where can you find the "wall of trophies"?

I don't know if there is a town ordinance or not against it but we created a database by calling every town in NJ to see what they allow for signage and what their c/o requirements are. Edison never mentioned anything about not allowing arrows before, maybe I need to call up again to update our database. - Fri Jul 18 2008, 17:29

I'll think about it Cheng, if I have some spare time maybe I'll run some comps for ya but don't wont make a habit out of it. Also I don't need any "official" titles I know I'm good at what I do and my results have proven it time and again.

I've been swamped with work lately. Our office needs more agents... Never thought that would be a problem, especially in this market but we have more work and so many leads but only a hand full of agent to work them. Guess people like our results huh? lol...

I just placed a home for sale in linden and not even two hours later have an accepted offer on it from one of our own clients. Pretty nice eh?

Back to the topic, I'll see what I can do for ya Cheng.

Also a note about the real estate signs, this morning my wife also an agent had a run in with the "Official" Edison sign thief and boy he loves his job, my wife told me he looked like a dirtbag, her words.

He didn't give his name or title just said his job was to take signs people put out because they are only suppose to have one on the property.

We placed a sign with balloons outside our office by the curb and this guy mentioned how much he loves what he does and that if we wanted he can pull our sign out of the ground for us and throw it away for us FREE of CHARGE!!! What a jurk.

Yes this is what our tax dollars are paying for, Rude and nasty, wonder what he does with all the signs? It's not like we are posting them on telephone poles, we collect them and don't abandon signs, they are too expensive for that but this guy don't seem to really care. He also told her he already has a lot of our signs. Grrr...

Anyway, just wanted to vent a little about that.

You lucked out Deb, when it's a cop and you confront them I know of agents who have been ticketed.

BTW for those who don't know the A frame and Steel signs are a lot more expensive than the wire signs you get a home depot, enough to buy several of those FSBO kits. - Mon Jul 14 2008, 19:50
This is a common problem and not only in condo associations although I find it more of a problem in them. If you should ever catch someone in the act, realtor or not call the police.

This is theft and or vandalism and the actor should be treated as a thief and or vandal.

As a broker/owner loss of signs and marketing materials due to these types of actions cost the agency thousands of dollars a year and if we catch someone in the act we do prosecute them.

We have caught another agent doing this in North Brunswick to a FSBO sign, (did not steal it but laid it on the ground. Just as bad in my book.), just the day before ALL of our signs put out for an open house were either missing or laid on the ground and his were the only ones left standing. Kind of makes you wonder about his ethics doesn't it? We complained to his broker as a warning.

Keep in mind, some associations and towns have rules and regulations prohibiting posting of ANY signs!
If this is the case then it is your responsibility to find out the rules before posting at your own risk, that goes for Realtors and FSBO's alike.

Anu, don't be so hostile automatically thinking it is a realtor maybe it was someone from the association or a neighbor who doesn't like you or want your sign in front of their house. Unfortunately it happens all the time to realtors and as you can see is frustrating at times.

Cheng, Are saying you are looking for a Chinese Realtor?
Because I can't say I personally know any realtors that discriminate against Chinese, actually they are not supposed to discriminate period; if they do I'd suggest not working with them but also reporting them to the department of banking and insurance - real estate commission so that we can rid any bad agents from this field. Wouldn't you agree Chen?
By the way living near or in a complex won't make you a real estate expert for the complex.

Cheng 1st time home buyers come from all sources, using only one in your case trulia may be the source you like best but don't knock others if they like others or look in other places like craigslist, which by the way is an extremely busy and highly visited website with a lot of traffic to their real estate section as well.

No Cheng it is not illegal, there is no law dictating listing status' in the MLS's, they are just rules and guidelines of the MLS's which end up fining agents who don't update the data.

Don't believe the hype, I get more sales and leads from serious buyers from sites like craigslist than I do trulia, it is a good source of information for people who don't have any other resources but the data is not shall we say exactly on the money! But it's a good starting point. Cheng I can give you a handful of sites just as good as trulia and hundreds more when combined will blow it away. Remember trulia does not create the data, they compile it from "other" sources.

Of course the realtors are not going to buy the properties but they have access to many ready willing and able clients who will, the problem they may never see it on trulia if they are not looking on trulia!!! My office has hundreds of active ready willing and able buyers at any given point in time and mine is just one office cheng. Oh, Ye with so little faith...

Cheng out of curiosity what do you do for a living and do you have a family? I ask because you have sooo much free time on your hands to visit or try to visit "EVERY listing in Greater Edison Area"??? Why the obsession? I can see I'm not the only agent here asking that question, strange that nobody else does.

Cheng, all in all disagreements and laughter you are one strange and misunderstood fellow but I suspect a decent guy IF the Dr. Cheng is your fathers profile and not just your alter ego! lol... just a joke in case you didn't get that.

Trulia is a good site but it's only one tool of many that should be used in your marketing of a home for sale.
Online marketing should not be your only marketing either, its big but not the be all end all.
Depending solely on this site to sell a home is just plain ignorant or stupid, whichever you prefer?

Here are a few other online sites to consider advertising on:
realtor.com, homes.com, trulia.com, zillow.com, gsmls.com, msx.mlxchange.com (Middlesex county mls) (Your local mls), craigslist, googlebase, point2nls, realtor.com, zillow.com, backpage.com, clrsearch.com, nytimes.com, city cribs, homescape, oodle.com, hotpads.com, condo.com, vast.com, house.com, live deal, yahoo real estate, clickablecitydirectory.com, cyberhomes.com, thehousingpages.com, videohomes.com, ebay real estate, realestatejournal.com and many more but lets not forget their local MLS systems which will give the most coverage to qualified, you hope! Most sellers are NOT looking to buy bigger! Especially in this market, where do you get that info from?
This is a market perfect for first time buyers and investors, good for upgraders as well but not MOSTLY people upgrading, that is a ridiculous statement. It would be a good time for them to upgrade however we're not seeing a whole lot of that going around due to the human factor.

Most home sellers only look at the amount they may be "losing" compared to if they sold when the market was at its peak. Trying to convey the message to sellers that they are still making out compared to when they first purchased is not always such an easy task.

Want To Be "Real Estate Professionals" / "Marketing Pros" are very amusing to me ;-)

Have you ever seen a professional mechanic get ticked off when the back yard do it yourselfer who doesn't know his @ss from his elbow tries giving advice to the pro while he's working?
It's like watching a train wreck waiting to happen.

Well same goes for real estate...
I have access to ALL the data which SOME people like to post incomplete parts of and guess about the rest.
I do this full time for a living while others DO NOT!!!
I sell more houses than those who don't work as a Professional Realtor giving contradictory advise...
I love what I do for a living full time as a career, others posting will actually make comments like, "Get a Real Job!"
I Welcome your comments and will still sit down and have a drink with you like a friend but don't take BS from anyone...

By the way, I love how "Dr. Cheng" writes the articles which "Cheng" comments on and then gets credit for best answers! lol... ;-D

Trulia is only one site of hundreds which any Realtor worth their weight should market their listing on, others are homes.com, craigslist, googlebase, point2nls, realtor.com, zillow.com, backpage.com, clrsearch.com, nytimes.com, city cribs, homescape, oodle.com, hotpads.com, condo.com, vast.com, house.com, live deal, clickablecitydirectory.com, cyberhomes.com, thehousingpages.com, videohomes.com, ebay real estate, realestatejournal.com and many more but lets not forget their local MLS systems which will give the most coverage to qualified, you hope! Buyers...

If an agent only advertises on their own franchise site or personal site, they are not marketing the home to its full potential, print advertising is almost useless other than mailing to local neighborhoods with new listings, and certain select real estate magazines, the newspapers for the most part are very expensive and the advertising dollars can be better spent elsewhere. The ROI just isn't there anymore. The web is a MUST and depending on the type of property there are other print sources that need to be used as well.

Sorry about the book but I'm a marketing nerd and was just curious why you felt Trulia was the be all, end all to marketing real estate? It should be a part of a marketing plan, not "The" marketing plan. By the way, if you haven't read any of my other blog replies here so far, I think Trulia has one of the worst real estate blogs around, it consists mostly of real estate agents patting themselves on the back for making a sale and posting advertising plugs. I've got a fantastic place for you if interested about 12 miles away in Franklin Twp. which was recently ranked the 5th best place to live in America according to this years Money Magazine report. I provided the links to it below for you. Best part is you can stay below your budget and have features in a home with LOW taxes, Everything New and features found only in homes costing at least 3 times the price.

The owner had to relocate for her job after just finishing her dream home. They took an existing home, totally gutted it, expanded it to twice the original size and remodeled it not leaving anything original other than some of the framing. I'd do some landscaping but the house itself looks like something out of better homes and gardens. Take a look for yourself, call me to schedule a showing it really is a stunning home. I too live in Linden, am a Realtor and have loads of family living in Rahway, for the most part the schools are so so... soccer and lacross seem to be big, at least my nieces and nephews are into big time in Rahway.

Rahway - (Next to linden south of them)Not as up and coming as everyone would have you believe but it is a small town which has began renovating its downtown area in an attempt to clean up its image and its starting to work. The downtown used to be filled with bars and losers. They have since torn down many of the rat holes that housed them and began building higher end condos and renovating some of the old run down buildings. They are trying to tout it as an arts district, that has still to be seen other than the old theater they have there but who knows in 10 or 20 years ;-) Either way, the town is priced well for cost of living and they are "trying" so ya can't knock them for that.
