John,
Most of the information you need can be found through the MLS, tax records, the internet, and local papers. This is how I found the information that I used to close a deal for a client in Hawthorne 3 months ago and another deal in Oliveta that I am closing tomorrow. What you need is an agent that will not only look up the information but also put together a map with each street and model sold. I would be happy to help you on your search if you are not already working with another agent.

Pricing in Windemere

If I remember correctly Elan was $589K and Moet was $599K. The REOs that are priced agressively go for slightly over and the short sales are a toss up because the price is determined by the selling agent and may or may not be accepted by the bank.

Elan is an REO and went pending in 5 days and I am going to give you an estimate of $615K.
Moet is a short sale and went pending in 10 days and I am going to estimate $625K.
Both homes were priced very aggressively and I am sure brought in multiple offers. I say this because I am working with clients right now on a larger REO in Windemere that we put in an offer on Friday and the bank also priced it very low and it brought in multiple offers in less than a week. The banks know that Elan and Moet are competing with new builds in Veranda and more importantly Saville. The good thing for buyers is that the builders are also compensating for the REOs. We just closed a deal for a client on a new home in Saville about 3 months ago and I am working with another client now and we just got offered a deal that beats out Veranda models. San Ramon is a wonderful area for relocation and for long term investment as a rental but what you need is some information to help ease your concern. San Ramon carries with it the strength of one of the best schools in the Bay Area, I should know my wife teachers here. There are many comparisons to be made when looking into a home as a long term investment, average rents, community, parks, shopping, schools, violence or lack of, and most importantly potential for growth. San Ramon is building an incredible downtown that has an expected completion date of 2012, the scale of what is coming is astonishing (see the web reference below for a link to the downtown website). The new community, transit center, influx of business and so much more makes San Ramon a great long term investment. These are the things that a solid agent can give you. I have many letters and contact information of refences that can help you in your agent selection if you would like. Hoping to hear from you soon.

Very nice homes that I took clients out to see unfortunately they are just so tight against the freeway that we decided against and got more value further down in San Ramon.
