The sellers need to deal with this issue and not put such pressure on you. You need to take all your paperwork to a good real estate attorney and let him speak for you. He should be able to answer all your questions. As realtors we can not give legal advice. Good luck to you.

Hi Carlota,
If my client requested a showing at your home I would show it. I give my clients access to ALL the listings on the MLS and let them decide what they want to see. However if I'm asked to recommend listings to show I do look very carefully at the types of listings that are available. As an individual agent I have the right to make my own business decisions. I rarely show limited service listings for that reason. Showing them is counter productive. Every home will sell at some point for the asking price if you can wait for the right year to come along.

A house without a garage is going to really delay the sale of the house. The search criteria contains the ability to screen by garage spaces or stalls. If you have nothing there, your home is eliminated by the buyer's agents. Here is what I would recommend. Get an estimate on what it would cost to build a garage. Then have your agent change the listing to show that there are garage spaces.In the comments state that the garage to be installed prior to closing. Then raise the price to cover the cost of the garage. You won't have to spend the money until you are undercontract. But you will get people looking at your home!!!

You've given us a question that should bring a lot of agents out of the woodwork. We will all want to help you. You also recognize that you need a buyer's agent who represents you. You may want to consider picking a realtor who holds the ABR designation which means that he/she has had specialized training offered by the Real Estate Buyer's Agent Council (REBAC). An ABR is trained to know the dynamics of the local market and understand the special needs of buyers. They have the experience to provide the service you need and will help you make informed decisions that will lead you to a successful home purchase. Carol Ann has had a bummer of a week. My daughter, her husband and my only grandson went home on Tuesday. The time went so fast. I've been blue and not rocking at all!! Please forgive me for not reading your question carefully. You are very fortunate to have your family so close to you. I'm not going to offer an opinion now but will in 3 or 4 years when they are ready to sell. ;) Perhaps then I won't put my foot in my mouth.
