Thank you for your feed back it is much appreceated. I looked for the Sembler Project. did you mean the Brookhaven one? I could not find one closer than that one. It will be amazing. I feel that our project is very unique and location and price point is our strong points. You can walk next door to the Whole Foods. I am really intrested about the things that you dont see driving around. Like feeling of the community from people that live and work there. You will also find great oppourtunities in Cobb County. Taxes and Schools are the best in the metro atlanta area. And it is about a 35 minute ride to The Airport depending on how close to I 75 you get. In Your price range you will find amazing homes to choose from. Look in the Kennesaw Area.

Although not a bad idea. Typicaly as a buyers agent I am looking for my clients best intrests and not my own. Most good agents will look at as icing on th cake vs. motovation. My suggestion would be to spend that money on making you home the best it can be. A typical buyer will only buy what will work best for them and not what homes I think are best for them. I live and work in Acworth and you should have no problem selling if you are ready. My last two listing in the area sold in 6 weeks.

Good Afternoon CD

I am an onsite agent on one of the new home developments out at Pinetree Country Club. We have found success mainly due to our extremely convenient proximity to I -75. Wade Green Rd. surrounds us to the north and Chastain Rd from the south. With the traffic from the West Cobb area our clients are saving up to, 40 minutes a workday off there commute a day from neighborhoods like Brookstone, Seven Hills and Bentwater. If you live in West Cobb we are talking hundreds of dollars a year in gas alone. The subdivision as a whole is very mixed in styles of homes but as the property values have increased over the years, we are seeing more and more tear down opportunities in the subdivision. There are home sites out here up into the 250k mark now. As they say Location! Location! Location! The entire place surrounds the Country Clubs 18 hole Golf Course. As you may have noticed, the course is under a major multi-million dollar renovation and is scheduled to reopen in October. You could find wonderful opportunities here in the subdivision. Working with a great Realtor that knows the area as well as these agents below will give you an excellent advantage in the current market.

How do we deal with the one that got away?

You are defiantly not alone. The best answer I can give you is to be ready to act. The natural laws of attraction tell us that once you start closing in on a property so will a few others. In the past our listings wont show any activity at all and then when one person starts to show interest every one people come out of the woods looking at the same home. Its uncanny! Keep checking back on the house you fell in love with until it closes. Contract that fall out are more common than you would imagine. Let the agent know that you are still interested and to call you should any thing happen. Just make sure to be pro active. Find out what the proposed closing date is and just follow up. Remember that the agent may take you information only to loose it and hope you call back. Finally don’t get discouraged all things happen for a reason and your perfect home is still out there waiting.
