Personally, I don't think that the true impact of gas costs have hit the home buyer. The request to be close to one's work has not been on the top of my customer's list. We are in an area with little or no public transportation and a 20-50 mile commute each way is not unusual. At this point having a job to go to is uppermost in buyer's minds, but I think that will change in the future. Planning and zoning boards will have to approve more commercial and industrial and residents will have to accept it "in their backyards". The cost of fuel is making many lifestyle changes for all of us.

Dear Kandy,
Ask your non-local agent to recommend a Realtor who specializes in the area in which you wish to live. How many houses have slipped by? Ask your agent how that happened. There could be an acceptable reason. In any case, it's best to use a Realtor familiar with the area.

How many similar homes for sale have you visited? How did they compare? Did you jump at the first offering without further research or are you suffering from a very usual 'buyer's regret'? You need to think about this before walking away. Most importantly, it seems clear you do not trust or respect your Realtors opinion. Why? Think about that and if necessary, find a new realtor.

I agree with Arthur. Acknowledge it to your customer and then pass it on as your closing gift. Accepting a bonus can lead to very bad behavior. You like the 'little something extra' and you begin only showing homes with bonuses. Homes with bonuses begin to be the only ones sold so sellers offer more bonuses and we become more corrupted. When searching for the right home for a customer, commission and bonuses should not be a factor.

I consider myself a 'boutique' Realtor. You will be assisted from first contact to beyond the closing of the sale. You're needs will be uppermost in my mind. We'll discuss your desires in a home and your price range, then we will seek mortgage pre-approval (if needed) and find the home that best incorporates your wants, needs and ability to purchase. You'll receive advise and encouragement from me, but never pressure to purchase something you don't want. Use my experience.
