This is Allyson, Donald is right I would add the things to look for in resale value, is location, schools, price you can purchase it for as compared to other similar homes, age and amenities. A Townhome with a 2 car garage has more appeal when reselling than underground parking, because of privacy, extra storage and is more convient. Always bring an agent with you if you are going to new developments as I have always gotten my buyers the best deals the builder can offer either with price or amenties or both.

No the home is a pending no-show which usually means the sale will pretty much go through.

This is Allyson, Ali gave you good advice I would add that it depends on the location of each, and he is right about sfr usually appreciate more except for this one point of schools. Los gatos schools will assure you of good resale as most buyers want good schools. If you can afford it go with the Townhome with the good schools.

Both David and CJ gave you excellent answers and they are pretty spot on. Let me say this first off, NO ONE CAN PREDICT WHAT THE MARKET WILL DO SHORT TERM, with that said I believe it is an excellent time to buy over the holidays because homes that are still on the market will entertain ANY reasonable offer. I have been specializing in REO/Shortsales and I believe that they might offer you the best deals.
