Dear Michael,
I wanted to take a few moments to express our appreciation for the outstanding service you have provided in the preparation, listing, marketing and closing of our home. As you know, it is always a significant decision to sell your home and the entire process can be a stressful one. Fortunately for us, we decided to enlist you as our agent and have been extremely pleased with every aspect of your work.
You began the process with the most professional sales presentation we have experienced. Your low-key but very effective style was exactly what we were looking for. During that presentation you clearly detailed all the services that both you and Coldwell Banker would provide and you have delivered on all of them and more. Your attention to detail, timely communications and quality approach to every thing you do has made a potentially stressful experience a pleasant one.
Despite the difficult market conditions, you where able to sell our home in short time frame, thanks to your expert representation. Robin and I look forward to a celebration dinner with you in the near future.
Warm regards,
Mike McGinn

Dear Coldwell Banker,
I would like to thank Michael Farris for his excellent service. He assisted me on both buying and selling of my property. He is very considerate, detail oriented, knowledgeable and professional. He always goes one step further to make sure issues are properly addressed to his clients satisfaction. He even helped me make moving plans. His contractors background enables him to make technical proposals, suggestions and solutions.
With such a slow market, my home and his other listings were sold in such a timely manner. It reflects how dedicated he is to his clients, work and profession. Thank you for having such an outstanding Realtor as Michael at Coldwell Banker.
Sincerely,
Jeff Li"

The best time to buy a home in the foreclosure process is when the Bank has served the Notice of Default and at this time the owner has 90 days to bring the loan current to stop the process. You will need to contact the owner and try to negotiate a sale or take over the payments with them to save there credit and keep them from going bankrupt, but remember you will be talking to a owner that is about to lose there home and may not be in the best of mood. You can call your local Title company and ask them for a list of Foreclosures for free. I have provided a link to my website that will give you more information. Good luck. - Tue Apr 29 2008, 09:16
