My primary market place is the East Bay of the San Francisco Bay Area, Alameda and Contra Costa Counties. I have been selling real estate in the Bay communities since 1978 and recently presented with the 2006 REALTOR® of the Year award.
As an East Bay Native I first hand knowledge of the communities and neighborhoods I service and their uniqueness. I am a licensed Real Estate Broker, have my Certification as an Accredited Sellers Representative, Residential and Seniors Specialist in to better serve my clients. I serve as a Director for our local association and California Association of REALTORS® .

Confused....
I would make my list on what is important to me, then check out what each community has to offer and see how it rates up. Check with the local police departments and school in the area for test scores. Talk with a local Realtor to see what appreciation looks like, new developments in those cities and their take on what is going on. Then make your decision. Good luck - Yesterday, 14:03

A short sale will ding your credit score anywhere from 100 - 150 points. Are you folks looking to move or just concerned as values have dropped? If there is not need to move and you can handle your current payments you may just want to ride the market out.
