There is a partner agent from our office when he gets hit with ''highest & best" he increases the earnest money vs. the purchase money to make theirs look solid but he tries to get as much info to some what match there highest already. It's very important to asks how many will be presented to the seller some times theres 3 or 4 or 1 so he presents the manual underwritting approval, buyers 1st page of credit report to prove ficos, even proof of funds...xyz to make him look "Soild & Done"...Usually this works much better than raising the price with our office. - Mon Jun 2 2008, 22:18

In California this is illegal and you may report it to the Dept. of Real Estate this would be called a kick back and is not permited by the department of real estate you may get a referal fee for refering someone though. New Home builders are closing there doors on a daily bases you may see the dark side of 1 out of 100 new home buyers comments from angry people that do buy new homes line. Some even have web sites like XYZsucks.com etc.or go on blogs so that you may read some of the nasty comments and you'll read stuff that's been done to them. - Wed May 21 2008, 09:26
