I enjoy working in Real Estate and have made some excellent friends in the process. Lately, it has become a concern that more home buyers need to become familiar with the home buying experience and especially the loan process so that they can make informed decisions.

Do you have representation? In answer to your question, the date that you submitted on your 24 hours to perform certainly gives you the right to cancel the escrow if the Buyers do not release their loan contingency. It has nothing to do with conditional or non-conditional.
In this real estate market unless you have a willing and able buyer standing in the wings that you have verified their ability to perform, I would continue with the current home buyer instead of having to go through all the contingency periods again. Just my suggestion...

Need to clarify my previous answer with you. Although there was a time that 6% would have been a "red flag," there are certain instances where this amount would certainly be acceptable. Buying down points and closing costs are examples of what this might be used for however, it is extremely important that you clarify what the 6% is being used for with your agent and your Lender.
Just ask them the question and I'm sure that they will be more than willing to let you know. Communication between you, the agent and the Lender are vital for a smooth transaction. - Sun Jul 13 2008, 07:25

Since you have a Realtor, it's important for you to have your Realtor explain exactly what the 6% is for. Anything else is just mere speculation on our part so you need to have her explain exactly what this money is for. My guess is that it is going toward your closing costs and down.

100% financing is a very bad idea. That would not be sound advice for any investment property.
For the most part quite a few REO's are going into multiple offers. I believe that you also referred to (pre-foreclosure) which we call short sales. I'm beginning to see the Banks finally begin to accept offers on these. I think the light is finally beginning to dawn and they see the money that it is costing them to foreclose. The timeline for hearing back from the Bank in this case is about 60-90 days after your offer has been submitted.

A few things to consider when making your decision between Elk Grove and Natomas that have not been addressed:
You may be required to pay flood insurance in Natomas by your Lender which will be added to your house payment. Be sure to check into the amount and areas prior to purchasing.
Elk Grove does not require flood insurance and is one of the few Cities that I am aware of that has maintained a healthy budget and fiscally sound. The City Council for Elk Grove should be commended for their lack of over spending and yet ability to keep improvements in the City.
I have helped home buyers purchase homes in Natomas as well as Elk Grove and they are all pleased with their decisions.
The best part is that you are making a decision to buy a home and begin building equity. Congratulations!

Very good question. Rob gave an excellent answer and the only thing I would add is to make sure that you have a good full time experienced Realtor working on your behalf so that you will be aware of how and when to approach properties and get pre-approval so that no time is wasted. As interest go up, you want to make sure that you get locked-in, as soon as possible.
