As to other related skills, I have moved a home, built additions and out buildings. I have overseen installation of Septic systems and wells. I have removed underground oil tanks and purchased state of the art storage tanks. I had my boiler operators license and was a volunteer fireman. I own a back hoe, flat bed trailer and box trailer which I often use to assist clients. My hobbies (which I rarely get to due to my job as a realtor) include Historic home rennovations, classic cars and coaching my children.

Tom this is not an answer easily given as range is very different for new construction than rennovations, custom vs tract housing ... As an extremely rough # I would say around 200/sq ft for newer. You likely wont find many who refer to price per sq ft as they do in Ca. One major reason is the discrepencies in calculating the actual sq footage. tax records often differ from builder's and architects' numbers - A few hours ago
New high school is very impressive and looks more like a college campus. Area has exploded with growth but is indeed dropping in value. While some newer homes on decent lots may approach the $700+ number there are many many homes for less. (most of town center is considerably less, I sold 3 or 4 there last year where the most expensive (a toll Bros washington greene 3000+ newer home went for $625 and a brand new similar home also in lower $600K range. - Fri Jul 18 2008, 06:29
Make sure you also check into what your requirements will be as often non citizens (with little or no us credit) must put greater amounts down. With market dropping though I would put off buying atleast another year or so. The rise in interest rates wont have as much effect if you are only going to be here 5-7 years as a continued drop in values. - A few hours ago
you are correct on all points. Have seller get all required permits or return to approved condition and have this inspected. If you have already signed contract it is a normal clause that states seller has gotten or will get all required permits. Definitely make your attorney aware of this. You may also run the route of informing town inspector but that is playing hard ball and could really upset sellers.
I have never seen HOA do an inspection of a home and normally the housing departments are in and out quickly, I wouldnt count on them catching some scuttle/access panel to attic. (Dont count on them to help as I doubt seller will make these facts known) - A few hours ago
If you can afford more than your rent is now, bank it. Market isnt likely to recover for a while and if it continues current trend you could lose 10-20%. Also with ownership comes maintaning a house, painting mowing... home owners insurance, appliance repairs... Closing costs, points... I just advised my own son to hold off buying until he knows where he will be in 3 years. Yes there are advantages to ownership if you are considering keeping it as an investment. You dont "have" to, but would you like to live there? There are benefits to owning both financially but also in having the control over painting, planting, and in general just living. If you dont plan to stay more than a couple of years in any event it is likely better to just rent. Currently in most areas it still costs less to rent than buy and you dont have to deal with the hassles of maintenance and ownership. In addition where I am prices are falling. If you bought now and sold in a year or two and if the decline continues as it has been, you will lose 10-20%. This can really make a difference financially. - Thu Jul 17 2008, 14:11
