That is good to lose couple of properties before getting one. If someone bought the one at first try, he most likely overpaid for it. You learn only after you tried and failed.

Like the ones here that you're asking questions of? I'm always amazed by people who tell me they're going to make an offer "next week". Usually after losing a couple of properties, they realize they aren't the only ones looking. I had a customer email me in May "we'd like to look at this one when we come out in July." Obviously all the respondents but one are trying to get you to hire them as agents, so are not exactly impartial. Try googling for the answer; a search on "for sale by owner decline offer" yielded this site as the 2nd result:

I can't help you any more than that as I have never sold my own home, but just as one citizen of the world to another--consider the source of your answers.

It seems to me that the only thing Realtors do is to perform an MLS search, Email you the list of available properties and then show you the ones you like to see.

They can’t tell you how much the other properties on the block are worth, can’t tell you the previous sales price of that particular property, can’t educate you about flood damage in the area, and sometimes can’t even manage to show you the right apartment in the building.

What are the hardest type homes to sell?

we have found that 2 story homes with the MASTER down are difficult.

What is diff.seller agent and buyer/seller agent ?

J R answered:
A seller's agent represents the seller as a client. A buyer's agent represents the buyer as a client. Both work in their client's best interest. The seller's agent to get the highest price, the buyer's agent to get the lowest.

A SELLING agent is an agent who represents the seller but brings the buyer to a home. Your agent should explain this all to you in detail, it is not that complicated, but it is a little confusing on first explanation. It took awhile for some of the agents in my licensing class to "get it", too. :) - Yesterday, 14:00
