I can only speak from my recent experience. Last month, I wrote a buyer's contract for a bank-owned property, they took 32 days to respond (Countrywide). Two weeks ago I wrote one with a local bank, they responded in two days. Last week I wrote two different buyer contracts with banks, one took one day to hear back and the other we are waiting on (we wrote it on Friday). Ultimately, I've seen them take anywhere from 1 to 32 days.

The best way to find this information is to call the listing agent directly. This home is listed with a wonderful company here in Nashville called Zeitlin. The agents are Andrew Jackson (Ph: (615) 300-6932) CoList Agent Jeff Conyers (Ph: 615-481-1571).

According to your financial need on the home, any time can be a great time to sell. If you're wanting to sell in 2009, I'd recommend March, however don't be scared to put it IN the market any time. There is a difference in "IN" the market and "ON" the market however. We don't have a lot of snow here, so I'd put clearing snow low on the consideration list. A well positioned home on the market will sell regardless of time of the year. Last weekend, I did a special one hour special show for HGTV called "25 Tips for Homebuyers" and one of the tips was (and I'm cutting and copying this straight from the script):
"8. Winter is the best season to buy a house.
While there might be more inventory in the spring/summer, people are most motivated to sell their homes in the winter months, so it’s generally the time of year when you can get the best deals."

You will need to check the terms of your contract and see what it allows. If you have your own buyer's agent, have them meet with their managing broker with the contract and advise you accordingly. If you did not have representation (or the seller's model home agent wrote the contract for you), you will need to have a contract attorney look over the terms and see what is allowed. Latonya, A good first place to start is by searching the tax records in the city where the home is located. If you can't find an internet resource for the record, you can go to the county's courthouse and ask for the owner of record. Once you discover who that is, you can either search for them via google and find a phone number or send them a registered letter. Hope this gives you a start! - Sun Nov 23 2008, 19:15
