Hi Gail,
Not sure what your question is exactly but a MLS # is the number assigned to a property in the Multiple Listing Service. If a home is on the market (the MLS), it is assigned a number as a reference point.

As previously answered, this property was recently rented for $3,500. There are lots of great choices in Medford in this price range so you should be able get a good deal on a beautiful home. There is a property on Sweet Gum which is close by for $629,900. If I can be of assistance, please contact.

Hi Luis,
As a Cinnaminson resident, I can tell you that the property pictured is not located on Beverly Road in Cinnaminson. Beverly Road is located in the "Ravenswood" neighborhood. The homes in this neighborhood are all approximately 45 yrs. old, mostly 1/4 qtr. acre lots, split-level, ranchers and some colonials. The average sale price can go from $225,000 up to $325,000. It would be very difficult to buy any home in Cinnaminson under $100,000, even if it needed a tremendous amount of work.
I would suggest that you work with a reputable Realtor who knows the area. As a Buyer, you are not paying a commission to be represented by a Buyer's Agent so why not take advantage of the services and knowledge.

Hi Tom,
The situation that we have here is "procuring cause" in that the first agent was the result of your interest in the property. If the second agent were to put in an "offer" for you, the first agent could go to the Burlington/Camden Association of Realtors and report that she was the "procuring cause" and request to be paid the commission. The second agent would be foolish to get involved in all this work and stress and then not to be paid.
Since I have had a similar situation, I would suggest that the second agent discuss a referral fee with the first agent possibly 20 to 25% of the buying side of the commission. The first agent should be happy with this since the home is getting sold and she will be paid on the selling side of the commission plus a referral fee on top of this.
Unfortunately, your first answer is from agents out of our area so some of their information is incorrect. In this area of "South Jersey" we use "offers" not contracts. An offer is not a legally binding document. Once all details have been negotiated an Agreement of Sale is then prepared and signed. Our Agreement of Sale is also not legally binding until we are out of attorney review which is three business days. For better clarification on any and all legal matters regarding a contract, you should consult an attorney.

Hi Marcia,
The homes that you have an interest in seem to be well priced. Without seeing the homes, it is hard for anyone to comment on your offer but coming in so low and then asking for $16,000 does seem unrealistic. Your agent should be able to answer all of these questions for you. You might get lucky and find a destressed seller but most of my sellers will reduce their property before they would consider accepting a very low offer.
Regarding the appraisal issue, you can always insert language that says that the home must appraise. All FHA and VA financing must appraise. The Seller will either accept your request and initial the change on the contract or not.
