About Me
Pamela Stetson joined Abbott & Caserta -- fulfilling a strong entrepreneurial drive -- after more than 18 years as a corporate advertising, marketing and public relations executive in Fortune 500 companies.

"It was time for me to come home," she smiled. "My great grandfather was a real estate auctioneer in the Newark, New Jersey metropolitan area from the late 1800's to early 1900's. My grandparents owned their own real estate brokerage firm, Loughlin Real Estate, in the Cupsaw and Erskine Lakes area of northern Passaic County. My mother, Patricia, and all her siblings were licensed to sell Real Estate in New Jersey and New York. My cousin's are licensed agents in Manhatten and Brooklyn, NY. The love of Real Estate is something that stays with you throughout your entire life."

Pamela has been buying and selling her own properties since college. She has also designed, built and or renovated several homes. "We have purchased, leased and sold nearly a dozen properties in New Jersey. I not only love a challenge, real estate is an excellent investment. I would love to share that hands-on experience with my clients."

Pamela is happily married to her husband, Gary. They have two children that attend the public schools in Mahwah. They are active in the town's recreation community coaching baseball, basketball and soccer. In fact, Pamela is a NJ F-licensed travel soccer coach. They are active on the parents association of the Mahwah Marlin's Swim Team and are active participants in the Mahwah Schools Foundation. Pamela is a member of the HSO's of the Joyce Kilmer and at Mahwah HS. She plays tennis and is an avid collector & seller of French and European antiques and decorative arts.

And, she loves to write...about the things she loves.

Hi Bonnie --- I have put a mini analysis together for you . I can forward it to your email...because there is a lot of rental inventory in the building right now ( I have a rental listed myself there ) so... if you want to sell it...keep it listed! OR list it for rent at the same time. I agree most answers regarding price *** but in this complex it is more than that *** The luxury amenities do come at an added cost and when there are others on the market in MAHWAH at more affordable price points it is hard to compete. And, a home warantee is a great idea or have your home CERTIFIED ( pre-inspection, title work done, etc). And, if it is currently listed with an agent. Have that FRANK talk with them to see what more they can do to stimulate interest. I live in the neighborhood --- and things are selling. - Tue Jun 10 2008, 09:44
Hello Diana --- The market has adjusted some for these condos...some things may be a concern for some buyers in this complex --- annual maintan fees, plus rio vista fees....but there are some buyers out there.... I happen to concentrate in the area if you want to chat or need help. Is it currently listed with a broker? - Tue Jun 10 2008, 06:29

Thanks for the clarification Becky --- I will check it out. I am a fan of Oakland no matter where the press comes from! - Sat May 3 2008, 19:17
Mahwah has just been sited at THE BEST place to Live in Bergen County by NJ Monthly Magazine based on a variety of factors including schools, taxes, homeprices, etc. And, nearby Oakland was also sited in the top 50 best locations by Money Magazine so...you would do well to look in and around the area in addition to RAMSEY to get the most for your money and what exactly suites your particular needs.

If you have specific questions and want help tailored to YOUR individual needs, please don't hesitate to contact me. I live and work in the area and I am happy to help you find your new home. Here is a post from my relocation BLOG that may help click http://activerain.com/blogsview/400090/Thinking-of-Living-In . - Wed Apr 30 2008, 09:16
Hi Karen --- I am happy to give you current prices of homes that are listed and those that have recently sold in Mahwah and Ramsey. I live in those areas and not only do I know them well --- I frequently sell homes there. Let me know your needs more specifically so I can get you information that suites your particular needs (and not a general report on the whole market with lot's of stuff you may not be interested in) and we can go from there. - Tue Apr 29 2008, 19:32

Hi Linda ---
In addition to the areas mentioned --- Mahwah --- was just voted as the BEST PLACE to live in Bergen County because of low taxes, great schools, real estate value for the $ and great town amenities. Nearby Oakland also has tremendous value for the money ( and Franklin Lakes goes to the same HS as Oakland). Northwest Bergen County offers a lot of options. Visit my blog at http://activerain.com/blogs/agent007 to review area information and stats.

Then, write a list of what is important to you and your family as far as priorities. ( Low taxes, great schools, rec sports, close to NYC ) because --- some things are personal as far as what you want from the location of your home. Then, call someone who lives and works in the area because in addition to the facts and figures --- they will know the area teachers, school administrators --- even restaurant owners --- by name!

The NW Bergen County area offers a selection of great towns! - Fri May 2 2008, 05:46

Hello Shar ---
I live and work in the area and the best place to get the info you need is to visit the town in which you are interested in doing the work. Each town has both state and local codes to deal with. In addition, depending on the amount of work you need to do...you will have to consider the Highlands Act which protects all NJ waterways. Now, that said, your local realtor should be able to assist you in sourcing the particular information that you need. I would be able to help point you in the right direction if you give me a little more detail about the town/location of the property. I will send you the links or local information to help answer your questions more specifically. - Fri May 2 2008, 05:33

Hi Andrea --- In addition --- you can now take the high speed commuter train into NYC from the new Ramsey Station on Route 17 (very close to Route 202). There is plenty of parking in the parking deck and trains run very often both locally and fast service. I have also taken the park and ride from either Ridgewood or Paramus and the bus into mid-town during commuting hours runs fast and often.
For your reference --- see --- http://www.njtransit.com/sf/sf_servlet.srv?hdnPageAction=TrainTo for exact public train info. Or --- see --- http://www.njtransit.com and click on the bus link for info bus schedules.
Good luck! - Fri May 2 2008, 05:19
