I see what you are saying now. Yes, the market it definitely not a typical market. There are agents out there that just don't know how to use this market to their client's advantage, and there are others that do. I personally have my own strategies of getting the upper hand for my clients when it comes to making offers on REO properties.

I am an expert in short sales and property in your situation. A short sale may be a possibility and so may a deed in lieu. I can actually negotiate with the bank for you to get you the best terms on either one. Many people do not realize that you can actually negotiate terms in regards to a deed in lieu. Hi Carolyn,
All of this is true. There are no condos that do not have HOA fees. A single family home might be the best option for you. Even without an HOA fee on certain single family homes, you will still have some maintenance costs. You could always think about purchasnig a single family home that has an easy maintenance yard, like desert landscaping with rocks and no grass to cut.

A short sale is doable depending on your situation. Most banks really like to see that you have a financial hardship that does not allow you to pay your mortgage any longer. Banks have gotten much less strict regarding short sale approvals though. For the most part, they just want to get the property off their books rather than have to foreclose.
Please contact me so we can discuss your options clearly. I am actually a short sale specialist. All of my current listings on the market are short sales, so I am very familiar with the process. The majority of my listings go into contract within the first 2 weeks they are on the market too. Right now about half of mine are set to close within the next 30 days. I have my own marketing and negotiation strategies with these types of deals.
