Theresa Tuengel (pronounced "Tingle) moved to Seattle in 1985, and launched her real estate career the next year. From 1989 until 2004, she was Owner and Broker of Complete Property Services in Kirkland, Washington.

My situation found me some 3000 miles away in Orlando, Florida with a house in Washington. I was faced with having to find a good agent from such a long distance. I searched the Internet and found a realtor whose sales record spoke for itself. Theresa Tuengel had far outsold the others that I had to choose from. I contacted her and she immediately went to work orchestrating the clean-up and repair of the property, listed it, and advertised it. Within three weeks we had offers on the property, and on March 11 the sale was completed. Theresa is a pro. The entire transaction was far less complicated than I’d ever imagined. "To whom it should concern: If you can guarantee that you will not have any problems in your real estate transaction then you may ignore this letter. However, if you know that there are a plethora of potential problems in any real estate transaction, and that you wouldn’t know where to begin to resolve them, then read on. We recently sold and purchased homes with the help of Theresa Tuengel And, it is a good thing we did. We were approached by someone to purchase our home, and thus we could have saved a lot of money had we decided not to use a Realtor. But, from past experience, we knew that it is very risky to venture into a real estate deal without someone skilled in this area. Thus, we asked Theresa Tuengel to represent us (and the buyers) in our transaction. We selected Theresa because we wanted someone who knew what they were doing and was also superbly skilled in the real estate arena. No plain old Realtor would do. Theresa agreed to do this for a minimal 1% fee. It was well worth the money. After our buyers were under contract, we set out to find our desired home. Theresa represented us on this transaction also. With the multitude of resources Theresa provided, we were able to find the perfect house. Theresa used her expertise to get us the house we wanted. We were in competition with another couple, but Theresa knew all the right things to do to make our offer more attractive (and it wasn’t to offer more money). The sellers accepted our offer, and so life was good. Well, as usually happens, a snag happened. Everything was scheduled to close on a specific date. But, little did we know, our buyer’s loan would not be funded on time. Thus, our little dream house was in jeopardy (since it was contingent on the sale of our original home). That’s were Theresa earned her money. She brought all sorts of resources to bear so that we were able to close. She did the loan officer’s job for him. She got another loan office lined up to provide the money if the first one ultimately couldn’t do the job. She got us set up with another loan person, so that we could ultimately cash out the seller of our dream house if it was required. She protected the buyer’s of our home (in other words, she represented someone she wasn’t paid to represent). She was yelled at, hung up on, and endured a lot of grief (not her own fault) from the person who was jeopardizing the transaction. There were numerous other things she did, but we won’t bore you with the details. In summary, we were glad, and fortunate, to have Theresa as our Realtor. We would not have our new home if we had any other Realtor. Again, if you think you can get away without any hiccups in your transaction. Then, go ahead, and try it yourself. But remember, you can’t stop problems from happening. You can only deal with them when they happen. "Theresa, I just wanted to personally thank you again for all your help and assistance in getting our home on 5 acres sold!! While I know it was challenging with the first sale agreement falling through and the second offer never responding to our counter-offer, I appreciated how you kept on pushing ahead and getting the people and realtors out to see our house, and as the saying goes the third time was a charm! It is hard to believe that even with the first sale falling through we still got the property sold in less than 90 days! This is incredible to me since our property had so many potential hurdles. "I recently employed Theresa Tuengel to sell my home in Washington state. Based on my experience I would strongly recommend that you consider hiring her as your real estate agent. I currently live in New Jersey so trying to find an agent that I trusted and felt comfortable with was difficult. I interviewed 3 prospective agents at the beginning of my search and decided to go with Theresa in the end because of her experience, qualifications, track record of success, and the avenues she employed for marketing her client’s homes. I thought that Theresa’s recommendations were exemplarily, not only raising the value of the home, but making it significantly more attractive to the prospective buyers. The proof of that can be found in the 3 offers that I received within 6 days of putting the house on the market. I thought Theresa was extremely professional throughout her employment. She kept me up-to-date on the status of the repairs and provided information throughout the sales and closing process. Never at any point though did I feel pressured to make a certain decision. She did a terrific job providing me the data I needed to make a decision and her recommendation, but when it came down to making a decision I always had complete control. How do you go about buying a foreclosed property?

Foreclosures in my area of the Pacific Northwest don't stay on the market for too long. With the robust economy we have our number of foreclosure homes is not that high, and the sellers are able to get pretty close to fair market value if they want. All of these homes show up in my listings that I hunt up for people as most are on the MLS service. Having done foreclosures statewide for over ten years I know how to work with the lenders. There are short sales that can be done while the property is in foreclosure and getting the list of what is coming up for sheriff sale is how you can find them. I subscribe to a number of foreclosure informational sites where they are posted. It cut down on a lot of leg work. Keep in mind that many foreclosed homes are in sad shape some needing more than cosmetics.When this is the case having cash to buy is the only way to go. If you get financing then the lender will most likely require the repairs done prior to closing. Patience is not only a virtue when it comes to dealing with lenders or sellers in foreclosure, it is critical to sanity. I hope this helps - Tue Apr 29 2008, 09:22
