About Me
I am the founder ofhttp:// www.seekingagents.com, a great way for people to find a real estate agent. I would be very appreciative of any thoughts, comments, or suggestions you might have for me about the site.

Why seekingagents.com?

It's simple. I think that real estate industry is fighting a losing battle against the gusting winds of technological change. I've run into many people in the real estate business who see competition as evil, and who see a virtual monopoly on their customers and their local territory as almost an inalienable right that they get along with their real estate license.

This really smacks of old world thinking. The internet will eventually make information about agent pay, success rate, reputation, etc. all easily available for customers. Naturally people are a little worried about the effect this will have on their business, but I think the good Realtors - the ones who work hard to represent their clients in the best possible way - have nothing to be afraid of.

In fact, I believe that the more information is out there for consumers, the more the good agents will benefit. To this end, I've created a market for real estate agents to gain clients based on reputation, the real estate client's needs, commission structure, marketing plan, etc.

The vision is a true market for real estate service. I hope some of you will join me in making this a reality.

Interested in buying a home in Kenilworth...

Dan answered:
This type of thing is really dependent on the exact home, the exact location of the home, etc. In the past 6 months, homes have been selling for between 5-10% below asking price nationwide. You could use that a fairly rough benchmark of what a $350,000 home would sell for in this area.

I think you should consider hiring a real estate agent who will can help you pick out good values using market analyses, past sales, etc. Try seekingagents.com, you can use it to compare many Realtors from the Kenliworth area at the same time.

If you already know the home you want, you may want to consider working with a Realtor who will give you a rebate on your buy-side commissions (essentially money back at closing).

Try seekingagents.com to find an agent who'll do this in your area.

Location location location. Better schools, amenities, entertainment options, restaurants, etc. etc. etc. will all drive up the price of a home.

There's no substitute for a local real estate agent who knows the ins and outs of each neighborhood and sub-neighborhood to help you in choosing a home. To find quality agents who won't charge you an arm and a leg (and will even give you a buy-side commission rebate), check out seekingagents.com.

Dan answered:
People are scared of power lines, but I believe the latest research indicates that it is unfounded. At the end of the day, people are practical, and will not discount the house too much just because of a power line. I would expect it to be a 1-2% hit in price max.

Some of this depends on your location. Get a real estate agent from the area and you will get a more personalized response. Check out seekingagents.com.

Is there anywhere I can get the home stats for Helena?

Dan answered:
Hey Jim, I think Steve's first answer is right on the ball. Get a local agent to do a market analysis for you.

You can find good ones on Trulia or check out seekingagents.com where you can compare personalized proposals from several agents at once.
