The reason you are getting different quotes is because of the different margins that bankers and brokers must charge in order to cover their back end.

Closing costs also vary per company....it is wise to shop around.

If everybody had the same overhead costs there would be no competition among lenders:)

P.S. Some of the quotes you received could be speculating on future rates hoping to gain your business.

The VA loan offers 100% financing and so does USDA.

The program provides up to 100% financing for moderate-income applicants. This eliminates the need for a down payment and private mortgage insurance. Awesome program if you qualify and your home is located within the census tract.
