You should choose your agent because of their ability to market effectively, but more importantly, be able to communicate with them when needed and get your questions answered promptly and accurately. Where they personally live or where their office is located should have no relevance. If you feel like you can work with this agent, and they seem like they have the ability to get the job done, thats what matters. - Sun Jul 20 2008, 10:31
Fort Lauderdale, Broward county is a great pleace to live and work and invest in Real Estate! I am a Florida Native, born and raised in South Florida, all my children have been born here. I have moved around the county and have used Greatschools.com to help me decide which schools I liked. Broward county is well known for its many services to the special needs population of school age children. There are many county parks, water parks, of course the beaches, night life, museums, and plenty of grown-up things to do. Three casinos, Horse race tracks and so much more. I feel $800 is a lot to outlay for most. If your renters are good, with on-time payments, and you know there is a good chance they will be staying around for a long time, (especially if they have school-age children and don't want to leave the district they are in), expect to wait 18 months for market turnaround. Typical commission is 6% at this time, split 50-50, though not uncommon to see 7-8% with bonus going to selling agent. Most importantly, price it right! Don't think, "well, make me an offer", the buyer can't make an offer if they haven't seen it. They won't see it unless its in the price range they expect it to be in. Hi Daniele,You won't know if the lender will approve your offer until you offer it. And you can always counteroffer. Your deposit can be "upon acceptance" . And the short sale could very well go into foreclosure. Don't let "as Is" clause scare you, it doesn't mean they are trying to hide anything. Just be sure you have a GOOD inspection, usually a inspector that does VA loans will be much more stricter in their findings. It's a great time to buy! I hope this helps. - Sat Jul 5 2008, 19:03
