About Me
Hello and thanks for taking the time to learn a little about me. I entered the real estate industry back in 2004 and first joined Prudential California Realty. I was awarded the "Rising Star Award" my first year. Over the next several years, I earned my Accredited Buyer Representation (ABR), Graduate Realty Institute (GRI), and Internet Marketing Specialist (e-Pro) designation.

I joined RE/MAX OTB Estates in 2006 and was awarded Top Producing New Agent in 2006. I was featured in the Los Angeles Times as one of the Top 20 Agents in my company. I'm also a member of the prestigious President's Advisory Council with RE/MAX OTB Estates. This Council consists of the top 8 agents in our company.

Home inspection report. Any advice?

Your inspector really knows how to scare away the buyer and cost everybody time and money. I suggest the home inspector be more specific and how to address the issue. Now lets take apart your inspector. Is the inspector a licensed general contractor? What affiliation does the inspector have. - Tue Oct 23 2007, 21:40

Hi Ruth, if I'm understanding your question correct, the 72 hours is allowing the other party additional time to remove contingencies. Now, knowing that the holidays are approaching fast and some people will be busy or out of town, I would accept 72 hours if the other agent notifies you that the client will be busy or away and needs more time to get in touch. Plus you know that its not just the sellers and agents who are going to be busy too. Escrow, title, lender, mortgage guy, are all going to be busy too. REO Purchase - How much negotiation?

Hi Joe, I'm sure your agent has recieved feedback from the other agent as far as bottom line. You can wait and see what happens and possibly lose the home to another buyer, or you can give it a chance and offer what you think the home is worth. Keep in mind to take into consideration what your agent is recommending as if your offer gets rejected, your definately going to wonder why you hire a professional and don't take his/her advice. I say give it a try but don't embarass your agent and yourself by doing it. - Fri Oct 26 2007, 22:53

Time is of the Essence. Do you include that in contracts?

Hi Ruth, well... our Realtor agreements are written in such that you don't have to do anything especially with removal of contingencies. It's just built in the agreement. I've never had to write in "time is of the Essence" but any competent agent knows that nothing really happens on time anyways. We have to be understanding and patient. - Fri Oct 26 2007, 22:51
