We are a husband and wife team and we have been living in the Dallas/Fort Worth area for about 13 years. We have proudly helped over 240 families find a home over the last few years and look forward to helping another 240!!!

Yes a buyer representation agreement is required if you want that agent to work on your behalf. Lack of such agreement means that the agent can show you homes but will be representing the seller in the process. The lenght of time and terms are negotiable though. An agreement can be made for 1 days, a week or simply for a specifi property only.

The agreement is very standard if you want the agent to represent you and work in your best interest. The lack of such agreement means that he agent works for the seller only.

Commissions are not set by law and are negotiable. There is no standard commission. Although I personally think that 6% is pretty steep but depending on the price range, I've seen as high as 8%.

I suggest that you bring your concerns to your agent and ask for an amendment changing the rate if you don't agree to the 6%.

Depending on what day of the month you are closing, you would still be required to pay rent. This is something that should have been addressed in the contract as well.

It works the same way as if a buyer was purchasing a house with a tenant in it. He is owed for the time he is owner. It seems that you would have to prorate the payments for the days that you are living in the house before closing. If you close on July 10, you have to divide the rent per day and multiply by 10. Have you addressed your deposit on the contract as well?

Ben, It's not a state law or anything like that. It's something that is decided by the mortgage company that you go through. Every mortgage company has their own rules and if you already know who you are borrowing from then they have to answer it.

I have listed homes that some investors purchased that same week.
