Mk, your agent determines the amount of days you have to do inspections, but the contract states a 17 day contingency period unless otherwise agreed upon. What did your agent write in the contract? You would NOT lose your deposit unless you removed all of your contingencies including the financing contingency. I don't believe your agent would remove your contingencies and let you lose your deposit. If your agent wrote in a 7 day contingency period in order to make your offer more competitive, then he/she would have to work really hard to get the inspections and appraisal done in that time. Relax and let your agent handle all the stressful details. When you remove your contingencies in writing, just be sure you are able to do so. Good luck. - Fri Jun 13 2008, 20:08

Tiber, sometimes the agent will list it in the Private Note section about this. Only Realtors have access to view this. Our MLS rules state that the only thing to be public view is a physical description of the property. Sometimes if we list financing details in public view, we will get a notice from the MLS to remove it or change it in order to avoid a fine. Check with your Realtor and see if there is anyway they can find out if it's an REO property. Good luck. - Thu Jun 5 2008, 06:58

RB, unfortunately you can't do anything. As part of your contingencies, the HOA was to be read and approved by you before they could be removed. Many buyers see that HOA package and never read them because there are so many pages. But it's very important to know what's going on in your HOA and what's covered. So sorry about this. Hello, yes buying a home across the street from a high school may have an impact on sales price in the future. There could be traffic during certain hours of the day, buses and noise from the kids. How long has this home been on the market? How much has the home appreciated over the years in comparison to other homes in the neighborhood?
