Brief Bio:
John B. is originally from the New York/Northern N.J. - Metro Area and transferred to the S.E. Pennsylvania area in the late 1980's during his tenure as a Sr. Technical Sales Engineer with E.I. DuPont's Printing & Publishing Division.

John B. comes from a family of talented musicians, artists, and actors; his father, Steve Badalamenti, a jazz trumpet player, his uncle Angelo Badalamenti, a world-renound musical composer of movies and TV (Twin Peaks, Mulholand Drive, The Straight Story, Christmas Vacation, The Wicker Man, etc.) and his brother Stephen Badalamenti, an aspiring actor.

Married with four children, John lives in the Montgomery County, PA - area and believes in family, community, & service. His youngest daughter is a U.S.F.S.A. member figure skater who competes locally and nationally, and one of John's sons is a graduate-student working on "alternate forms of energy".

You may want to consider working with PHFA (Pennsylvania Housing Finance Agency), specific to Pennsylvania. Consumers with a FICO score lower than 660 are advised to attend a course:

I second Fred Glick's comments below. I would also like to add if the current owner purchased their title insurance in the last 10 years, you may be entitled to a "reIssue" rate which is normally 90% of the basic rate. Ask your title company to explain this to you. - Sun Aug 10 2008, 18:01

I serve the Collegeville area and am familiar with three developments you are referring to. I've found that Hunt Club (I just sold another listing here in June) offers location and convenience, and yes, there are many townhomes in Hunt Club that offer an open area. Providence View, on the other hand does offer a community pool, tennis and there are some with an open view, more so on the higher elevations I've found anyway, Granted, the association dues are slightly higher than Hunt Club.

Longford Crossing, new construction, as the saying goes: You are buying tomorrow's values today, the components and mechanicals are all new. With any new construction, the price listed is the base price, and then you add in options to the price to come up with your final price. Also, tax assessments are based on a new assessment, so your taxes may be higher with a new construction and you have to weight that into your monthly (PITI) nut.
