I am an experienced Real Estate Agent who specializes in investment properties. I currently work with a group of about 150 investors, and have 5 to 10 properties sent to me every day that are discounted around 20%. 80% of these properties are in the DFW area, and many of the investors I work with also hold the properties they acquire thru me as rentals.

You would not need to fix the foundation, or any other issues with the house, if you are willing to sell it "as is" to an investor. Usually investors do not use conventional lending thru a mortgage company to pay for the homes they buy. They usually use cash or their own private sources of financing. So, this way they can buy homes that would not normally pass inspection or appriasal guidelines by conventional lenders. However, if you are selling it using this method, to a private investor as is, then you cannot expect to get top dollar for your home. In fact, you would need to be willing to discount your home by 20% plus whatever the estimated repairs would be. In other words, if your home was estimated to be worth $100,000 (just to use a nice round number), and the repairs are approx $10,000. Then you would expect to sell it to an investor for $90,000 plus a 20% discount.......which is a final sales price of $72,000. But you can expect to close quickly and without the headaches of dealing with a conventional buyer, and without the hassel of worrying about the repairs. If you would like to consider this option, then let me know. I work with a network of hundreds of investors who buy these types of homes every day. It appears that you are looking for a great investment. I specialize in properties that have been discounted 15-25% from their actual value. I work with a group of investors. and receive 5 to 10 properties every day that are discounted just like this. Some are new construction, some are not. Some need repairs or upgrading or rehabbing. Some do not. Rather than going off the city appraisals (which are not a reliable source of value), I pull the actual comps in the area to show what other similiar properties in that subdivision have sold for recently. This tells you the TRUE market value of the home you are considering as an investment. Are you asking because you are looking for a great investment? I specialize in homes that are discounted around 20% (sometimes more) , and have anywhere from 5 to 10 homes per day sent to me every day that have such a discount. Some are in need of a little repair, some in need of lots of rehab, and some in need of virtually no repair or fixing up. If you are interested, let me know. Hi! I don't know if you have already found what you are looking for yet, but I would love to give you more information on a particular PREMIERE subdivision in Lewisville that is amazing. The subdivision is like a little mini community with it's own acredited schools, numerous swimming pools, shopping strip centers, restaurants, golf course, etc. They currently have one of their model homes available for purchase. Since they are getting ready to close out the community, they have reduced the price of the home from $412,801 to $373,000 bottom line ( a discount of almost $40,000!).

This beautiful model home is located on a site across from the golf course!
