I arrived in Southwest Florida in April 2000 from the Northeast. I quickly realized that an opportunity existed in this area for Real Estate Professionals with an old fashioned work ethic! I was working with an investor trying to buy waterfront homes in Cape Coral and Ft. Myers. Within a short period of time it became apparent to me that agents in this area were all on vacation! They didn't return phone calls and they didn't work nights or weekends! Having been licensed up north, I immediately applied for real estate school and scheduled the state exam and within 2 months I had obtained my brokers license. It was just about the time our real estate boom started and I was soon closing 10-15 transactions a month! Within 2 years, with my wife Patti, we opened the first Sellstate Franchise in Cape Coral, Sellstate Advantage.
I have made it a prerequisite for all agents that work with us, that customer service and dedication to your business be paramount. I have not seen any homes selling for that price! Although I have seen $50 per sq. ft.! There are definitely some unbeleivable deals that are out there! We are closing on a 4 bedroom, 3 bath, 2100 sq. ft. under air home next week for $75,000! Let me know if I can help! There are many options for you in this marketplace. Cape Coral has some unbelievable deals on waterfront homes. It sounds like you are looking for creative financing and I am sure I can help. Hey Dusty, We recently had a 2005 built REO that had 2100 sq. Ft. with a pool for $275,900 in the SW cape on a gulf access canal. We are starting to see these! They will not last long! Hello Jim, You have asked the million-dollar question, "Have we reached the bottom yet?!" I believe on our entry-level homes that ,"Yes" we have reached a bottom! Over the last five months this market has picked up considerably, with homes that were selling in excess of $200,000. Now selling for less than $100,000! Waterfront properties have also seen a price correction, but there has not been much activity in those price ranges! Yes our recovery will continue through 2010 and we continue to see an influx of people relocating to Cape Coral! We still have some inventory to work through, and many REO properties will still be coming on the market!
