About Me
Originally from England, Richard is constantly implementing knowledge and transaction advocacy for the benefit of his clients. "In my opinion, a property needs to prove itself. For instance, you may see a beautiful property situated on piece of land with a river running through it... some of my immediate concerns are along the lines of whether or not the lot itself is legitimate; are there any water rights to consider (and what type) - often there are more things which meet the eye! We have control over certain matters - obtaining the answers to one's questions. This is achieved through inspections and examinations."

Are termites a big problem in the Denver Metro Area?

As you have gathered from various answers, termite occurances are not all that common but it is not to say that they don't ever exist - given optimum conditions.. anything is possible as they say. Case in point, I once heard of a situation of a brand new home having termite damage which was attributted to the lumber used to frame the house already had termites present and somehow the lumber slipped through the cracks and ended up as a wall stud et viola! Surprises are found all over, whether its an old home or a brand new one.

If you ever suspect or concerned about the presence of termites, you should always get it professionally inspected in order to satisy yourself to the condition of any property which you are thinking of purchasing. - Tue Aug 26 2008, 17:42

Interesting question - you hear a new one everyday.
Commision is between agents and who pays who and how much is usually outlined in the listing agreement. I take it that the offer was written with somesort of clause subject to bank approval of payoff/shortsale... (if not the listing agent has a bit more to worry about!!) so bank isn't chuffed with their net amount. If the property was in the MLS and advertised a co-op to the selling agent, that has to be honored (typically as part of the terms of memebership to the MLS).

In a round about way... your question's issue per se is between the bank, the listing agent and the seller... not between you, your agent and them. I am willing to bet that the listing agent is realizing that they are not earning a lot from this transaction and wanting someone else to pay them. **Double check to see how your buyer agency relationship addresses responsibility of 'sucess fee' with your agent. Under the scenerio you have given, you are not obliged to pay extra.... they may try and raise the purchase price though. - Mon Aug 18 2008, 14:46

I think more info on the particular scenerio is needed. Condo-Assoc have bylaw prevent me to continue rent my condo.

I agree with Mwass - in all honesty you are best off consulting a Real Estate Attorney with this matter. Some questions to find the out the answers and more details about is - obviously can they do this... are you somehow grandfathered in... did the association have a closed door meeting (big no-no imo)... is there a difference between amend/extending your current lease for years to come (including continuing sub-leasing) or does that create a new lease etc... Most likely this is btwn you and the association and not association with the tennant.

Unfortunately you have a unique situation which there isn't a blanket answer so that's why it is best to seek legal counsel. - Tue Jul 29 2008, 15:12

I presume that you are referring to unincorporated Boulder County... if schools are your priority, many people in your shoes first consider and look at the Niwot area... more particularly Legend Ridge, Somerset, Quiet Retreat, Niwot Hills for example. (lot sizes are often around an acre). branching out from there, often people look at surrounding areas like Portico, Waterstone - (a bit tough for your mentioned range).

There are many areas in addition to ones I mentioned. Also pay attention to withdrawn properties.. my stance is that if they were once trying to sell, its not to say that they are not still interested in selling!! My credo too is "if you don't ask, you don't get".
