About Me
SharpBuyers.com Pays Home Buyers Closing Costs!
SharpBuyers.com connects home buyers around the country to local Realtors who provide a real estate rebate that can be used to pay closing costs or spent anyway the home buyer desires. These Realtors will rebate up to 50% of their commission at closing.
SharpBuyers.com was formed to provide comprehensive real estate services, enabling customers to attain the maximum value from their real estate transactions, and to give clients a broader range of real estate services. SharpBuyers.com feels that the Internet will change the way real estate will be sold and purchased. As a result, SharpBuyers.com aims to be one of the first companies to bring awareness to this change by assisting consumers in their real estate purchases and providing a real estate rebate in the process.

Bank owned properties

Sharpbuyers.com answered:
Foreclosures are very different form standard deals. When you place an offer, the bank may not come back with an answer for several weeks or months in some instances. During this time, additional offers can be used to create a bidding war. Once the bank can get a certain price for a particular property they are satisfied and no longer seek additional offers. In your case, it may just been a coincidence where the bank finally got to your offer and was ready to make a decision but another offer was submitted. If you are looking for a buyers agent I can certainly help. I will provide you with a real estate rebate of up to 50% of my commission at closing. - Mon Jun 9 2008, 12:00

Should I rent and wait to buy for another year?

Sharpbuyers.com answered:
Objectively speaking, it depends. I would wait at least until December or January. Based on the seasonality of real estate, home buyers get more for their money during this time of the year. It your goal is to get the best deal than these are the best months to buy. On the other hand, if you have very specific criteria, then you may want to start looking now. Although you can get a better price during these moths, the inventory may not be as vast or desirable. If you are looking for a buyers agent I can certainly help. I will provide you with full service and up to %50 of my commission as a rebate at closing.

for resale value, is it better to...

Sharpbuyers.com answered:
I will keep this short and seweet. Go for the higher floor. A nice carpet and a great view will sell faster than a nice floor with no view any day. - Mon Jun 9 2008, 11:34
Sharpbuyers.com answered:

Specialties
SharpBuyers.com Helps Home Buyers Pay their closing costs by matching Home Buyers to local Realtors that will rebate up to 50% of their commission at closing. The SharpBuyers.com method is ideal for internet savvy home buyers, because we give home buyers a rebate based on the amount of showings provided by the buyer's agent. We also provide home buyer’s with the tools to become educated about the home buying process. These resources can be found on our website at www.sharpbuyers.com.
Here is how the system it works:
1. We connect you to a local Realtor.
2. They set you up to receive daily MLS alerts for properties that match your criteria.
3. You can browse the market and attend open houses until you narrow your search.
4. Once you have narrowed your search, Your Realtor will accompany you at 1-5 showings and give you a 50% rebate, 6-10 accompanied showings yields a 30% rebate, and 11+ accompanied showings yields a 20% rebate.
5. The Commission rebate can be used for closing costs, new furniture or any way the home buyer desires.
