Appropriate listing price?

Based on the subdivision and your square footage only...$165K is high for the neighborhood. The average price per square foot for home SOLD in the neighborhood is $58.17. Based on your 1900 sq ft home, that would be approx. a $110,523 sales price.
The average price per square foot for homes LISTED FOR SALE in the neighborhood is $64.31. Based on your 1900 sq ft home, that would be apprx. a $122,189 sales price.
This is all based on past/current homes on the market. This does NOT take in to consideration your amentities, upgrades, improvements, etc. that could possibly improve the average price based in comparison to other homes in your neighborhood.
To get an accurate sales price, you may want to consider having a realtor come to your home for a free home evaluation.
If you placed your home on the market and it was priced too high, you may not get any showings and if you did, your home would not be comparable to the other homes and it be very unlikely that you would receive a contract...wasting you time and money.

Realtor - Why use a realtor? Who pays?

Realtors provide the necessary tools and expertise to help you both sell and buy a home. With either type of transaction, the Agent knows the applicable laws and understands the contracts that will be used in the transaction. Agents that provide representation to a Buyer or Seller, will be able to provide detailed information that will assist you in making good decisions and work with you thru the entire process. Having an understanding of the process, knowing the market to help you correctly judge pricing, and having negotiating skills to help you get the best possible deal are only a few of the benefits of using a realtor.

In Texas, if a Seller has contracted with a Real Estate Agent to sell their home, the commission rate has been established and is paid by the Seller. If a owner is selling their home By Owner, and the Buyer is represented by an Agent, the commission rate paid to the Buyer's Agent is negotiable and in some cases may be added to the sales price.

There are no laws that govern the commission rate or who pays, except if a listing agreement is in place, then the Seller has already contractually agreed to pay a certain percentage of the sales price in real estate commissions.

Texas contracts allow for the Seller and Buyer to negotiate a Seller contribution towards the Buyer's closing costs. The amount may be capped based on the type of loan the Buyer is planning to use. You should talk with a lender first and get pre-approved, knowing then what you can afford and if closing costs paid by the Seller will be acceptable.

Some Realtors offer rebates to their Buyer clients. You would need to discuss this up front and have a written agreement in place with your agent.

I would be more than happy to send you comps, but I do need additional information. I can give you a very generic comp, but first I would need to at least know what city you live in?

Is the house that you are interested in purchasing in the same subdivision or same area? That will make a difference on the comps for that house.
