About Me
Doug offers his many years of experience in residential construction and business brokerage as assurance to his clients that his eye for detail and his ability to negotiate through a no pressure, meditative style is always to their advantage.

Doug also has a special interest in “green” building and has achieved not only his Austin TX Real Estate brokers license but also the Colorado-based eco-broker designation.

Coming from the same mold as Krisstina and Garry Wise, principals of the GoodLife Team, and after a lengthy business relationship with them in the past, Doug readily accepted their powerful business model and decided to join the GoodLife Team in the summer of 2008.

Having lived in Wimberley since 1972 he has developed a great love for the environments of Austin and the surrounding Hill Country and is dedicated to helping others find their own piece of the Texas Hill Country whether rural or urban.

When not engaged in business Doug loves nothing more than hiking and camping the mountains of Colorado with his wife of 37 years and their two daughters, studying and practicing spanish, birding all over the world, and teaching english as a second language.

His greatest joy in life is helping others achieve their goals whether that is in buying property, learning to communicate with others, or climbing mountains!

Does this house have like a loft?

There's no indication of a loft and as the home is single story with a low pitched roof, I feel safe in assuming that it doesn't have one. If a loft or two story home is one of your criteria, I'll be happy to search the mls for you to send what possibilities I find if you will please contact me at:

Thanks for all who have concurred with my post and as a follow up, I'll add that in a small subdivision where I took part, the surveyor actually ran the whole plat through the commissioners court and included that service as part of his surveying fee.

Having lived in the hill country surrounding Austin for over 35 years, and focusing most of my attention of rural property, including subdivisions, I can tell you with almost 100% certainty that there is no way you can subdivide property into less than 10 ac parcels without going through the subdivision and re-platting process with the county. I doubt that Travis county varies in that much if any from Hays county where that is the rule. If you would like to discuss this further, please feel free to call or email me, but other than that, the best source for what the county requires is your county commissioner.

The short answer is because lenders are back to requiring 20% down with no PMI. Which means-of all things-you actually have to put some equity into the home up front in order to purchase it! Bye-bye sub-primes and good ridence. - Fri Nov 14 2008, 05:16

The seller does have an out as a contingency clearly states that the seller needs to notify the buyer within a stipulated time that he has another offer (that may be a better offer, ie: a better price, a quicker close-none of which must be disclosed to the buyer or their agent) and that the buyer either needs to agree to perform, put up additional, non refundable earnest money, or terminate the contract and recover their earnest money so the seller can proceed with the second offer.
