"Melinda sold my mobile home for me. I could not afford to take a price drop. She got me the amount I was asking in record time. My mobile home needed work, I wasn't even sure I could sell it, I had moved into a senior center and was paying rent on an apartment plus lot rent. Melinda sold my mobile home within 3 months. I couldn't believe it. She is my angel. Joan Santee"

Question removed

Melinda Nicholson answered:
Hi Karen,
I am not a lawyer or an expert but I have sold a mobile home that was located in a mobile home park. Being a real estate agent I took a deposit based on the application being accepted by the owner of the mobile home park. Without that clause, if you aren't approved by the park owner you are now the proud owner of a mobile home without a mobile home park. This means you would need to move it somewhere else. With what I learned about this, you own the mobile home whether the park approves you or not.
I hope this helps
Good luck,
Melinda Nicholson

Melinda Nicholson answered:
Hi Brenda, I read over the other answers and feel I would also look for an agent that has listed and sold a mobile home. What was their sucess rate? The market is saturated right now with listings, which makes this a buyers market. I have listed and sold a mobile home with great success. Accually the seller only took a concession of $500.00, The home would need to be priced right for this market. If you would like me to present a market presentation I would be happy to do that. If you would like to schedule an appointment or just need to call to get more information on selling give me a call I would be happy to help.
Good luck with your decission.

Whitehall good area or bad

Melinda Nicholson answered:
Whitehall in my opinion is a good place to buy. It is a desired area, so houses are still selling. The schools are good, the high school would be Whitehall High School. You aren't mentioning the price range that you are looking in. You can go to my web site its melindanicholson@pattwhite.com and look at homes that are located in the whitehall area. Along with homes that are on the outskirts of Whitehall. Price plays a key role in your question. If you would like to talk, feel free to give me a call. Phone # is 610-762-9335. Also you can go on Whitehalls website. That might give you some of the information you are looking for. Good luck

Melinda Nicholson answered:
Hi Gloria, I would ask the builder is the area is prone to flooding. You can also ask residents that are already residing there. If you are working with a realtor, you can have the realtor research this for you. As far as being a safe neighborhood go on to the website for the area the home is in. Such as Bethlehem township, bethlehem, ect. The webside will usually have crime stats on it. I have heard nothing negative about the builders of this developement. I Hope this helped and if I can be of any assistance please don't hesitate to call. Realtors often work with builders of new construction.
Good luck to you,
Melinda Nicholson
