You need to ask the listing agent if they happen to have a current survey on the property. If they do, they normally offer it to you as a courtesy. If they do not have a survey or the one they do have is too old, the title company will require a new one. Typically it can be negotiated as to who pays for it, commonly you will see the buyer pay in many instances. If you have other questions please feel free to email me....thanks.

If it is not a financial burden on you.....my recommendation is to continue to lease it. It is much more difficult for buyers to get loans today and there are many more renters needing properties to rent. Just my .02 cents. Good luck with whatever choice you make! - Fri Oct 17 2008, 08:29

There are many companies that will take your money and do nothing. I have been in the Real Estate business for 15 years and I can say that I have found a company that does a great job! I do not work for them or get paid from any referrals as well. I just know that I have had several friends and clients use them and they have truly worked out credit that I thought could not be corrected. My suggestion to you Mark is to find a Realtor you feel like you would enjoy working for you, and have them put together several searches in several surrounding ciites for listings that fall into your criteria. You can then see online what each has to offer in the price range your looking for.....most Realtors are going to advise you about each area "good or bad" and what the likeliness is for each area to appreciate or not.....the histories and such. This way your not led into spending tons of time and wasted energy driving all over Dallas. - Tue Sep 30 2008, 21:29

As Bruce mentioned, price point is one key area. And as he also mentioned we have gated communities here, but many neighborhoods find no need to be gated. There are many new neighborhoods that are kid friendly and sit inside great suburbs of "Dallas". My suggestion would be to preview different cities and see what they have to offer, before solely deciding on a gated one. Find a Realtor that you feel like you would enjoy working with and have them set up a preview when you get here. Take care! - Wed Sep 3 2008, 12:24
