Noah, I loved the designations you've come up with! I couldn't have said it better. I can't decide which one annoys me more, the person who rambles on and on while leaving a message that I finally hang up or the person who you have to replay over and over to try and catch the number. Oh BOY, I hope so or I've wasted a lot of $$$. Just kidding! Actually I'm pretty sure that I haven't lost any listings by not having a designation next to my name however by being well educated on all aspects of our business I'm sure I feel more confident and therefore project that to my clients . I make sure that they know that they're in good hands and that I'm doing the best possible job for them. I live and work in Bergen County and was about to answer based on that however after reading further I see that you are also considering the Montclair area. The commute to NYC/JC is a direct shot from the Montclair /Clifton area and there are some amazing values there. There are some very expensive sections as well as less desirable areas however I have clients who live there and work in the city and the commute is what makes it ideal. My guess is that you're chosing $417,00 as your price point because it's the highest loan amount before you change over to a jumbo? The answer is not too much in most areas of Bergen County NJ. depending on what and where you are looking. If you are looking at forecloures then there are more options.

Well,I have to agree w/ the responses here that say most of the websites have dated and inaccurate information .I specialize in foreclosures so I've spent lot of time(wasted a lot too) trying to find this information.I have used Realtytrac for some time and still do however I agree the dates ARE inaccurate.Just as I was about to cancel my subscription I asked my rep to hook me up with an agent who was successfully using the site and it was the best thing I could have done. She showed me how work from what the client was looking for and fill the bill rather than chase properties they saw on line .(email me and I'll explain) I have many avenues now for properties but find my best leads still come from Realty trac.
