Hi Cris, I've got two homes for sale in this area - both in what is considered the "West End" section which is very nice- both on quiet streets on very nice blocks. As is true anywhere, location matters so you'll want to be satisfied that the particular location suits you. There are many homes available for sale, some on busy roads, others not. You are close to Rt. 22 in all cases - some people prefer being a few blocks away from Rt. 22 - still have easy access to highway and conveniences but less noise and congestion.

Hi At, I think it rather funny that you are looking for people to engage with you but thumbs downing most everyone who does. Maybe because we didn't answer the follow up question - how many people are buying at age 55. If so, let me say plenty here in NJ. The 55+ communities are popular and while sales have slowed along with the general trends, 55+ folks are very much in the position to buy.

So to be more direct in answering your questions:
1.The definition of what age makes you a senior doesn't look like it is going to be changed anytime soon
just because you disagree with it.
2. Plenty of 55+ people are in the position to buy and are buying.
3. And yes, I hear you.

The great part about a forum like Trulia is that it draws differing opinions and from that we all can learn. To those who come just looking for what they want to hear, I don't see the value.

Hi At, I hear you all the way out here in New Jersey! Not sure if you are voicing a philosophical point of view or reacting to a real interest in a community but are under the age 55 threshold, but if the later, know that most communities can take up to a certain percentage of folks in that 5- and over but under 55 bracket, so you may still qualify.

Hi Sean, particularly in this environment, go with a reputable firm - their preappoval will have real value to you in establishing your buying power and will be considered credibile by a seller in the bidding process. As with most things, if the rate is almost too good to be true, it probably is. As you evaluate your options, be sure you are comparing apples to apples. A very good rate may have underlying charges such as additional points that surprise you at the closing table and make that rate, well not so great. In addition to surprises, the greatest risk of all with a not-so reputable mortgage company is that they might let you down altogether. I've seen more than a couple deals collapse either at or days before close when the money wasn't there.

Get the most complete information you can on the product they are offering you and then go to several reputable firms - our in-house folks for instance have access to many,many programs and are very competitive - and allow them to respond. In the process you will likely learn much about questions to ask all lenders to be sure you are doing a sound comparison of your options.

Hi Sam, congrats on your offer being accepted. Have the radon level checked during your home inspection and if above acceptable standards, ask the seller to remediate after which the radon level will be rechecked to be sure the system is working properly. Remediation involves venting radon gas from ground and up and out with the use of fan. Since radon is a fact of life in our area, it is not surprising when it is found. Once remediated, you can rest easy and enjoy your home and use of your basement space if that is part of your plan. I've had homes that I've sold test out lower than the outside air after remediation.

If you find that the radon level is over acceptable standards and the seller refuses to remediate, then you can reconsider whether to move ahead.

As I remind my buyers, during the Inspection contingency phase, the buyer has the right to ask, and the seller has the right to respond. Radon is an environmental matter that clears the hurdle of reasonable issues to raise during inspection.

Is oil heat scaring buyers away?

Hi Tom, oil heat doesn't scare me, but an underground tank does. It isn't necessarily a problem but generally is a property "scare away".

My experience is that Buyers prefer gas, but I have successfully sold homes with oil as the source of fuel very recently. In both cases though the tank was above ground and in the basement. Another transaction with an underground tank fizzled, as the buyer "cooled" on the property in general before the seller agreed to resolution.
