Once again as I answered on your previous post, trulia is about real estate not about locating people but in any event give zabasearch.com a try or one of the other people finder website searches.

Can it be that you are just bouncing around from agent to agent but haven't decided to commit to work with just one of them? Keep in mind that we meet plenty of buyers at open houses, on the internet, during floor time calls, etc. and we send them information requested and we never hear back from them and they never turn into being a client. In essence, not get paid for any time expended. Should you choose to work with one agent and commit your loyality to that agent, I am sure that agent should provide you with the services you are seeking. Your demands in an agent do not seem irrational -- they are what what we do each and every for our buyer clients. I don't ask my buyers to sign a Buyer's Agreement instead I meet with them, we discuss their needs, we may see a few properties and then at the end, I ask them if they feel comfortable working with me (not everyone is a perfect fit). If they say yes, all I ask them for is their loyality. My buyers never need to call another agent on a sign, go into an open house not knowing of the property, see a property online and not already know the details, etc. I can honestly say that I am my buyers single source for property information.
With all that being said, if you've decided to work with an agent and they cannot provide you what you are requesting, then you do need to find an agent that does. Your expectations are what us realtors do every day but perhaps you are looking in the wrong place for an agent. Get a few referrals from friends. Interview them -- tell them your expectations. Quiz them on the market - you've been looking so you know what's out there - ask them - see if they are as knowledgeable about the market as you most likely are at this time.

I would love to assist you but I do not cover that area nor know its market but I do recommend you interviewing several agents (I am sure some Middlesex County agents will answer this post) to find the right match of who you are comfortable working with. Any one of us can provide you with a referral for an agent in that area. Note that any agent who offers you a referral will get a referral fee from the broker should you purchase a house with that agent. Another wise thing would be for you to not contact every agent on every for sale sign you see or to go to open houses without your own representation. Keep in mind that buying your first home is a very big step and you definitely want your own agent that is working for you and not the seller.

I am not in your market area but my first recommendation is that you find a realtor in Princeton to work with. An agent who knows the Princeton market should and will know about For Sale By Owners as well as houses on the MLS. Most FSBO's will cooperate with agents so therefore the commission should be covered by the FSBO (but you would need to clarify that with the specific agent you choose).
On another note, you can try all the for sale by owner websites (but keep in mind that many are not up to date on the status and/or price), you can also look on Craigs List (but may also not be current). Again looking for a for sale by owner is a tedious and long process which is why it's best to work with an agent in that area that should already know about and most likely previewed the houses on the FSBO market.
If even through an agent and FSBO, you still cannot find something in your price range, have you considered other areas that may have houses in your range?
