There are some amazing deals out there right now. The hard work isn't finding them, it is purchasing them. There are many buyers out there aggressively purchasing "deals of the century". You should hire someone who is working full-time in this market that knows how to purchase and close these short sales and foreclosures. Is it a second offer on the same house? There may be some commitment there. It depends if the agent can show a procuring cause. Have you signed a buyer/broker agreement?

The number one reason why people live in a particular area is still the schools. If you find high API scores (Temecula schools are 9's and 10's) you will find high demand for living there, Next find out how much, if any, you will be right side up. Rental rates in both Temecula and Corona are about the same (Avg. $1600 - $1700) but buying a house in Temecula is cheaper therefore you will have a greater chance of covering your costs. - Tue Aug 19 2008, 20:50
I found a nice pocket community off Murrieta Hot Springs, across the street from Sam's Club. The tract is called Creekside Villiage. It is a 2 mi. drive to the 15 fwy. You can walk to Sam's Club, 24 Hour Fitness, Chicks Sporting Goods, restaurants, coffee shops, parks, etc.. Prices range from $250k - $385k and 2500 - 4000 sq. ft.
