About Me
I have been working in residential real estate sales for the past 8 years with experience all across the scope of real estate. I started my career at a young age at RE/MAX Professionals as a secretary/receptionist. By learning the day to day tasks that involve the backend of the real estate transaction, I learned the importance of deadlines and proper contract management. I also learned many aspects of the business side of a real estate company that hopefully I can use someday when I open my own real estate firm. I have worked extensively as an assistant to more than 10 top producing realtors in the Denver metro area (which included working with combined databases of over 2000 clients, and working on close to 75 transactions per year). I believe that my knowledge gained from them contributes to my business in a very unique way. I can combine the strengths of their marketing, client relationship management and real estate knowledge to help ensure my clients are receiving the best possible service I can provide.

Green Valley Ranch has gone through a lot of turmoil in the past few years with their property values declining heavily due to a lot of foreclosures, short sales and distressed sales. I would say that if you are planning to live there for a long period of time (at least more than 5-7 years) then you will have a good investment. You will probably pay a lot premium to live on the golf course. However, in the long run having a home on the golf course should add a lot of value to your home.

The duty for the agent representing the seller is to present all contracts even up to the day of closing. Since you are not under contract, the seller's agent must submit all contacts received on the property. I always tell my buyers that the chances of actually closing a short sale property are less than 20%. However, it can be done. Usually the buyers that are patient with the bank and don't walk before an answer are the most successful with buying a short sale.

I would say that you would like Wheat Ridge, Edgewater, or Lakewood. Arvada and Littleton might be out of your price range if you are looking for a single family home. If you are looking for a townhome or condo than I would also suggest Arvada and Littleton. How far away are you will to travel outside of Denver?

It depends on if you live in a new community or an older community. In an older community you can expect your property taxes to be lower. Property taxes in Metro Denver are very reasonable, ranging from approximately 0.5% of estimated value to 1.5% of estimated value. As a general rule, the newer the community, the higher the property taxes are within the 0.5% to 1.5% range.

The best way to search for a home by school district is to ask your realtor. They can easily pull listings based on the school district. The public MLS's out there may be a little bit harder to do so.
