yes, there are two 3br townhouses left at Victoria Park ... they will be sold out soon ... as I just called Edison/Blueberry Village Apt (the Prospective Buyer Community@ of Victoria Park ) 732 985-6556 today, and I was told that 2br apt is renting $1,700 and rented out till mid July. There are only three 3br townhouses left at Victoria Park as of today as I was told.

The Community Tour@ is going to be modified to meet at 12pm to 1pm on a coming chosen Sunday at Victoria Park and meet at the Entrance of the Victoria Park http://www.google.com/maps?f=d&hl=en&geocode=&saddr=255+Cent… and would be led by a Community Realtor@ who specialized at Victoria Park or a Community Volunteer to show the following:

1. The Edison Train Station Bus Shelter Stop.
2. Community pool, playground, ...etc
3. History of the community, board, maintenance, ...etc.
4. Introduce difference styles of units in the community.
5. other useful info ...

This would be like a campus tour of a college like Harvard, MIT, Princeton, Berkeley, Cornell ...etc. where not only current buyers but also future buyes or tenants or anyone interested in moving to the community can benefit from. - Sun May 18 2008, 17:09
Any Trulia Realtor specialized at Victoria Park would like to hold a Community Tour@ to Victoria Park? All it needs to do is for the realtor to set up a series of shows, e.g.

12-1pm show unit A
1-2pm show unit B
2-3pm show unit C
3-4pm show unit D
4-5pm show unit E

all in Victoria Park at Edison http://victoriaparkatedison.blogspot.com/ That way, it would give "selling agents" specialized in the community a chance to hold Multiple Mini Open Houses@ through out the community, and hundreds of propective buyers from Greater New York City area already know they want to buy either Edison Manor (sold out http://edisonmanor.blogspot.com/ ) or Victoria Park due to Edison Train Station would be able to see as many units as they are interested in in one trip. - Fri May 16 2008, 13:23

Also, if you want to sell your westgate unit and move up to bigger home, you may consider Heidi 908-391-0134 http://msx.mlxchange.com/Pub/EmailView.asp?r=1508652005&s=MS… who just live right next to Westgate and whose father own Westgate too, know it very well and very cost effective to show and hold open house.

Use a listing agent who lives close is very important these days since gas price is very high, if listing agent lives far away, or not in town, it will be less likely for the agent to show your unit as fast as it should be, and many prospective buyers may have to move on or simply get stuck ... - Mon Jun 9 2008, 05:32

Dear Victor,

I do not blame you because you did not know I went to UC Berkeley both under and graduate major at EECS/CS. Website is so-called Web 1.0, and these days, forum like this is called Web 2.0, but my research is involved with Web 3.0 that even Google won't have in 10 years from now.

On the other hand, hundreds of thousands of prospective buyers (to be precised, over 200,000 prospective buyers came to my Web 3.0 real estate network, and I referred them to Trulia. That is to say, Trulia will continue to be more and more powerful and productive. Why wasting playing phone tags with realtors and hide and seeks with the real market info?

This is science, NOT politics, whether one votes me or not, I am correct, and you shall see in the future for yourself.

Also, be aware that hundreds of prospective buyers looking to buy Westgate at Edison http://msx.mlxchange.com/Pub/EmailView.asp?r=335238131&s=MSX&t=MSX will be redirectted to this forum and see all the first hand info about Westgate community, and all the Open Market Analysis@. That is to say, any intention trying to behave uncivilized will later find out they saying bad language over a huge microphone.

Any realtors posted irraltional comments here, you will find prospective buyers will see them...

Don't you think it is the power of Trulia?

According to USA Today, top 20 real estate websites was evaluated last 2007, and although realtor.com remain the #1 visited website, the traffic dropped 10%, Yahoo real estate was #2, and traffic increase 48%, do you know how much traffic Trulia increase in 2007? 135%!!! Of course, many other websites have decrease on visit traffic.

Although I am not the CEO of Trulia, but don't forget I specialized at Performance Analysis, and I went to UC Berkeley both under and graduate major EECS/CS, so I have my own set of performance analysis tools to measure.

So, if I were a realtor with cost effective marketing strategy to help my clients, I would do ONLY on Trulia in addition to required MLS. NOTHING ELSE. Before open house, I would get Jose 732 979-9100 (cell) to deliver 1,000 invitation flyers to Prospective Buyer Communities@ where there are hundreds of anxious buyers could not get out of the maze of dozens of real estate website out there.

By the way, the Prospective Buyer Community@ of Westgate and Woodbrook Corners are Durham Woods Apt (currently rented out), and all you need to do is get Jose 732 979-9100 (cell) to deliver 1,000 invitation flyers to the prospective buyers community before your next Open House, and your unit would be sold for sure. The best commission is 6%. Every % you try to cut, means you want do "less marketing", and eventually, you can cut all but $399 to get on so-called flat fee MLS. You need to ask yourself if you want to hire professional realtor to sell, and hire one or thousands to find the best matched buyer.

When you do not do marketing, or do little, you sell your house at more effort and time, and when sold, you got less matched buyer, and therefore your house sold less. e.g. a final buyer kind of not 100% like your house often would buy if it is a steal, meaning much lower than the market value of your house.

Putting 6%, and give listing agent 2% and selling agent 4% is the current best arrangment. Why? listing agent would have standard marketing for you, whereas, thousands of other agents will match on their side, if they have matched buyers, they will show your house for sure. So, your house may have multiple offers to bid up to the "fair market price".

When you cut the commission, fewer selling agent would care to show your house, and when you cut down to only $399 flat fee MLS, no realtor will show your house, why? it does not even have photos to show; they have no time to take picture. Be realistic, going to just your house to spend an hour to take picture cost gas and time, and every realtor is like you and me need to pay rent or mortgage.

If you do not believe me, you can repeat my experiement to send every listing agent in realtor.com an email asking "Is this unit still available? If it is, can you send me some photo." None of Flat Fee listing will get you any response. The listing agent was just want to help you to buy other unit, if you insist buying that you see on the flat fee entry, they would tell you not to contact them.

So far, I have NOT seen any listing NOT sold with 6% commission. If you find one, please let me know, I would be very interested in finding out why.... If you are very creative and put 8% commission, you will enjoy the market situation like a few years ago. - Thu Jul 3 2008, 21:04

One night I was in California and called to want to leave her a message at this so-called "office phone", you know what? She picked it up and yelling at me why I called after midnight ... very upset experience!!! but I know it is realtor.com's fault. Why listing home phone as office phone?

Another one sold and closed over the listing price is 100 PHEASANT RUN and they both listed at John Anthony C21. So, watch out realtors from this realty; they seemed to be experts on "chopping" your home value ...

Realtors often said if you list the "right price", it will be sold. In this case, the right price seemed to be far less that the real value, huh? Would you want your $333,000 home to be chopped by a realtor to $289,900? 14% Below the value.
