Do you need a real estate agent to find a rental?

I'm looking around in cliffside park, fairview and palisades park to rent a 3bdr apt, preferably a duplex. How do I go about finding apartment listings. in those areas. Should I get an agent? I'd like to keep my rent around 2800. Is that realistic for 3bds rentals in those towns. Would i have pay a fee to my agent and teh listing agent? What would you recommend I do. Your assistance is greatly appreciated. Thanks

Utilizing an agent will streamline the process. The agent onlys gets paid if you actually rent, therefore only if you are satisfied. My office was the number leasing office in Bergen County as per the MLS. If you would like some help or just wan to "pick our brains" I would be happy to help. Oh, you should also know that it's not uncommon for the landlord to aks you to BYOR. Bring your own refrigerator. Make sure you ask during your search!

I too live and work in Bergen County. As of this moment there are 69 listings in NJMLS where the landlord will pay the commission. If a property has been listed for a while I would absolutely ask that some or all of the commission be paid.

Depending on what you want to rent, you may do well to check cragislist. They usually have great rentals.

Actually in Bergen County the tenant pays the commission. I pulled up 50 listings and in every case the tenant is responsible for the commission. Of course anything is negotiable, but the custom here is for the tenant to pay the commission.

Hi Steve,

You do not have to pay a commission. I actually only show properties that the landlord pays the commission and if there is a property that does expect you pay the commission, I call and see if the landlord will pay it otherwise we move on.

There are plenty of rentals out there right now where the landlord pays the commission..

Hi Steve,

If you use an agent, you will probably have to pay a commission. It's up to you. If you use an agent you will have access to rentals in the MLS system, so it gives you more to choose from. I do not handle rentals myself, but I do have access to all the listings. If you want, contact me through my website and I'll e-mail them.

FIRST ANSWER

Not really, BUT - Most realtors know what is available and the going rents, what is negotiable and what is not.

It can not hurt you to use a realtor, only help you get the best place!
