Which town near Valley Forge is best?

We are relocating from Southern California to Chester County area. Any place within a 20-30 minute drive of Paoli is open to us. We don't really know the area at all and are trying to find a home via internet and infrequent visits. Looking for a small piece of land but a house in a neighborhood with neighbors (ie not too rural) and close to modern conveniences (restaurants, stores, etc) in the 650 - 800K range. Would love to hear advice about the best towns to choose. Thanks so much!

You should take a look in Collegeville area. Upper Providence Township, Montgomery County, There are small parts that are still a little rural, but is pretty much built up. My wife is an asst principal in the School District-SpringFord Area School District. Collegeville is 15 minutes from the King of Prussia Mall(has it all). We are 10 minutes from a new outlet mall. Phoenixville is a town 10 minutes away which is being built up with new Restaurants, boutiques etc. Take a look on the internet, I think you will be presently surprised. Any Questions? Hi Randi,
The Valley Forge area is quite large and really is a beautiful area. I am originally from the Phoenixville area which borders the Valley Forge area and I know this area quite well. If you are looking to be within 30 minutes of Paoli you have many wonderful places to choose from ie. Phoenixville, Downingtown, Exton, Kimberton, East Vincent, Spring City, or very close by in Montgomery County is Royersford, Oaks, Collegeville areas to mention a few. Each specific area has its own special features that people are drawn to ie. Kimberton is a combination of rural with a community structure - every year toward the end of the summer this community host the Kimberton Fair which started out many years ago as a 4H type event and grew into a major attraction - people come from all over to attend. Based on the brief description you provided any one of these areas may fit your needs. If you would like more detailed information I would love to speak with you personally to get more specific information.

Randi, There are several areas that would work within your price range. One key question I have is do you have children? The fact that you mentioned a neighborhood setting make me think so. Checking out http://www.schoolmatters.com will give you incite as to which schools offer the best test scores and other important criteria. A short drive from Paoli will give you options in Montgomery and Chester Counties. A brief email with work location and other ammenities that are important to you and your family would help. Main Line, Malvern, Collegeville, Chester Springs, West Chester, Blue Bell & Media areas are within 20-30 min of Paoli. Each neighborhood has a different community feel and lifestyle, cultural, & shopping amenities. The price range you propose will also yield different housing options within each community. Furthermore, do you wish to be closer to Center City Philadelphia? the airport? commuter and regional trains? turnpike? Apologize for the generic responses, but a conversation will probably yield a better understanding of your needs and wants and better direction with potential housing options.

I used to work in Malvern right up the street from Paoli. Really a great area - you're going to like it! Can't think of any bad areas within 20 minutes (ha of course, with traffic 20 minutes isn't that far!). Devon, Wayne, Paoli, Malvern, Westchester, Valley Forge, Berwyn, Devon - all really have everything. It's a happening area.

You can go a bit further up north to Trooper & Collegeville and probably get more land and a bigger home ... but will be closer to the power plant.

Probably want to stay well west of Norristown.
