MLS 40366379 This is a 3/2 witha 2 car detached garage. I want general opinion whether this property is overpriced based on location and size. i saw that there are other smaller properties in the area listed at more and a lot less than this one. Is there a resale potential in 6 years or so?

As I mentioned in my original answer, there are a few things about this particular listing that differentiate it from others in the area and affect its value – if you are interested, I can share those things with you offline. It’s important information if you are serious about this specific listing and its relationship to the rest of the market.

Hi Calgirl,

I am not an agent, but I am a resident in the nearby neighborhood for a long time and investing tons of my time to find an investment property in Warm Spring. In my opion, this condo is not overpriced too much but you should be aware of that the value will probably go down further next year.

I also think that it is better to find a property that is not so close to the main streets, so you can sell it more quickly when market is not good. For the resale potential in 6 years, that I really don't know.

Good luck! Wish my answer helps a bit.

Hello Calgirl,

If you want to see value of a home, please go to http://www.InstantHomeValue.info
You will receive information emailed back to you in minutes. I have specially designed this website for my clients to receive their home values instantly.

Warm Spring area is desirable due to schools. It’s kind of connecting East Bay and South Bay. People who work in SJ/SC or SF area can easily commute and live in this area at an affordable home price.

In my opinion, there is a great potential in investing this neighborhood. In fact, if you are planning on holding a property for 6 years or so, this is a great time to buy a real estate property in any neighborhood at a good deal.

If you are in market to buy real estate and want to make future profits feel free to call me at my cell phone at 510-381-2105 or email me at CharoBhatt@gmail.com to schedule a no obligation appointment and discuss.

I wish you good luck.

Hi Calgirl, the link below will take you to a quick Comparative Market Analysis for this property (start date 1/1/08, please download, will be removed in 1 week). The process of determining value should be based on all of your search criteria for a home and visiting the properties in person. With a 6 year timeline it's very likely that you would be in a "profit position."

The jury is in on the benefits of home ownership - it’s the single greatest source of wealth accumulation in the USA. However, in the short term (approx .3yrs. or less) transactions costs can make this a net negative transaction. This is especially true today given the inclination of further economic declines in the US economy/GDP. I believe in Q109 we will still be declining and we will flatten in Q209.

If it would help you to make your decision, contact me offline so we can perform a Rent vs. Buy analysis to take a look at the proposed purchase quantitatively. Many of the "carry costs" in owning a home are tax deductible and its important to know the bottom line net cost taking these and other costs into consideration.

As a Realtor and Mortgage Banker I provide a comprehensive service combination with a single point of contact.

Calgirl:

The Warm Springs area has very good potential in the long-term. With its great schools and awesome commute location, it is good prospect for future appreciation.

As for the property value, we cannot use this forum to deal with pricing specifics. However, if you contact me offline, I‘d be happy to provide you with a CMA and some specific items regarding that particular property.
